Booked this place based on the ranking in Courtenay but it is about 16km south of town. The hosts were very welcoming but the room had a noticeable smell of something like paint - hopefully that was a temporary phenomenon. Breakfast was good but we ate with the hosts and the dynamic of trying not to take the last of something etc. left me at least feeling I hadn't had enough to eat. Lastly they have a tradition of taking a photo of all their guests (first thing in the morning!) which I could have done without. It felt mildly manipulative in terms of giving them an email address to send the photo to and asking us to consider writing a review on TripAdvisor. Overall this is a nice place but the ratings/ranking seem too high and the location is misleading if you don't look at the map closely.

We would like to address your concerns.
With regard to our location, our listing does say "Union Bay/Courtenay" to simply assist prospective guests with finding us on a map (and we have a map on our website).
Since "Comox Valley" is not an option to have in a listing on TripAdvisor, and Union Bay is such a small town, most people (even Islanders) do not know where it is in relation to bigger towns, such as Courtenay. We are not trying to be misleading at all; and we provide our actual street address so anyone with a question can look us up or just phone us. Again, I am sorry that the 10-minute drive to Courtenay was a disappointment; most people say it's such a pretty drive, they don't mind at all.
In bigger areas, such as Vancouver, an address on the north side could say "Vancouver," and an address on the south side could say "Vancouver" yet there is an hour drive between locations. Courtenay is the closest town to help people pin-point the general vicinity of our location for their trip-planning purposes.
With regard to the breakfasts, most guests like that we eat with them, so we can share area highlights and help acquaint them with all there is to see and do here in the Valley--to help them maximize their time here rather than trial-and-error with a visitors guide.
With regard to breakfast food, I am so sorry you felt that you couldn't take the last of something or ask for more. After seven seasons of judging the amount of food people tend to eat, we still usually end up with leftovers. That said, everyone is different, and I always offer to always make more even if the toast basket should run low...or eggs...
I obviously didn't realize you were holding back, or I certainly would have offered to make more. But, if something is left on the platter, I just assume the guests are done (especially with so many people watching their carbs, cholesterol, etc.), it is not unusual for toast or eggs to be left as scraps for our hens.
For any guests, I would much prefer to make extra toast or eggs (or whatever) so it's hot, if someone wants extra rather than putting out way too much and having excessive waste.
Our laid-back personalities usually have people feeling comfortable to ask for something if they want more... or something is not on table--whether it's extra toast or hot sauce.
We are sorry you did not ask; we would have been happy to make more/get you something else,etc. I even pack breakfasts for people to go when they have an early ferry, so a request for something extra would not have been a problem whatsoever.
And, with regard to the odor in the room, we would have been happy to move you to another room if you had called it to our attention. We had no idea there was a bothersome odor.
At one point this winter, there was a gas spill in the garage, but there are thick walls between the garage and the B&B rooms (no open doors or anything). The only place we could smell any odor from that spill was in the stairwell to the upstairs suite (which was unoccupied during the day or two when the spill odor lingered a bit.)
Additionally, we are sorry if you thought the offer to send you a souvenir photo was a ploy to get an email. We do not bother our guests with any emails, other than the thank you note and photo after their departure, and occasionally a holiday greeting email.
Most people like a souvenir of their time here, especially couples who either have to take selfies or have just one half of the couple in their travel pictures. Again, we are sorry if you thought there was some other reason for offering this to you.
We really do try to make our guests feel comfortable in all aspects of their stay and hope they will tell us of anything we can do to make a stay even nicer while they are here. Nonetheless, we appreciate your post-departure feedback, as all feedback helps us to continue to improve and offer guests an exceptional experience.
