This was our second stay at Downs Barn and it was again excellent. A friendly home from home, lovely room, and a very substantial breakfast. Missed out on the cream tea this time, but perhaps just as well given the expanding waistline!

Spent one night at the farm and loved the room and hospitality. It should have been two but as my wedding was the previous weekend I got my dates mixed up so missed the first night.

The place is beautiful and the room top notch for a B&B. The breakfast was as good as you get (if not better) in any hotel.
If I have a slight complaint it is that we had to pay the full amount for the night we missed. I thought it may have been a nice gesture if say £5 or £10 had been refunded as we obviously didn't use any of the facilities or have breakfast. I run a small caravan site and frequently don't charge at all in similar circumstances. However I understand the difficultly of running a small establishment.

My wife and I spent three nights at Downs Barn Farm - a working farm some five miles out of Penzance/Newlyn.
Located in a very peaceful rural setting, but easily accessed by car using the detailed travel directions provided.
We were welcomed by two friendly dogs on arrival, and offered a cream tea by Carolyn in the garden having deposited our luggage in the room: hot freshly baked scones - a lovely touch after a long and tiring journey.
The 'St. Loy Room' was spacious, and the ensuite was furnished equal to anything that we have previously experienced in 5* hotels. A comfortable separate lounge area for guests was also available, although we were too busy to use it.
The breakfast menu offered a good choice of freshly prepared options. The diet suffered a temporary setback I'm afraid, but all the exercise during the day on clifftop walks and uncrowded beaches eased the conscience.
Carolyn was unobtrusively attentive, as well as providing helpful information and advice on local attractions and restaurants.
Very well situated for visits to the Minack Theatre, Mousehole, St. Michael's Mount and Land's End.
Top class value for money compared with far more expensive and less impressive local hotel alternatives.
If we revisit West Cornwall, we shall certainly look no further.

We loved our stay. Molly and Belle were waiting for us as we arrived and gave us a very warm welcome. Carolyn was an excellent host and the cream tea served in the guests own lounge was accepted by us gratefully after a long and tiring journey. The attention to detail in our room was lovely and we wanted for nothing. We had a wonderful, relaxing time and couldn't have asked for better accommodation
We are very well travelled and rate this B&B as exceptional in both quality and value.

Our family stayed at this bed and breakfast and we were extremely satisfied. Carolyn was a most gracious host. From the welcome afternoon tea to the fabulous breakfasts she was so accomodating. She gave good local information about the area which was very helpful. The rooms were clean and comfortable and we were made to feel very welcome. For dog lovers Molly and young Belle will delight you.
We loved Downs Barn and will return.

An absolute gem!! My husband and I stayed at the B&B for 1 night for our 2nd wedding anniversary. We were made to feel very welcome. On arrival we were met by Molly the dog, who seemed thrilled to see us, even guiding us as to where we had to go. Carolyn the lady of the house was very friendly and had loads of local information for us, including directions for walks, good restaurants etc. Once we had taken our bag to the room, we were offered a homemade cream tea. The scones were delicious, as was the jam. Perfect gesture, as we were both very hungery from all the coastal walks we had done that day. Our room which was named 'Nanjizal' (after the small bay near by, which you simply must visit as it is a small piece of heaven), was lovely. It was spacious with luxurious decor. Although not used the refreshment tray was very well stocked. The breakfast was scrumptious and I couldn't eat much else for the rest of the day, as I was so full!!
Would throughly recommend this Farm House, as it was superb.

A lovely place to stay in this area of Cornwall especially for visiting the Minack theatre.
We could only stay one night as bookings were high but would have liked longer to enjoy the great hospitality and explore walking possibilities (with or without Molly).
Room and bathroom were spacious and decorated with a lot of thought to detail.
Food was delicious, including the welcome cream tea.
We also appreciated the friendly conversations and help with advice and layers to keep us warm during the theatre performance.
Instructions to the farm in this mystical part of Cornwall were also very clear and helpful.
A must if you want to stay in this area.
