We stayed at Reeds Barn during August. Fiona and her family made us very welcome. Beautiful room well appointed. Breakfast was very good. No thing was too much trouble. Views from the rooms were lovely.
Would highly recommend and certainly hope to return in the future.

We stayed four nights in August for our wedding anniversary and loved it. Fiona & co were wonderfully friendly and nothing was too much trouble. Breakfast was delicious and prepared with care and attention at a time of our choosing. The common areas in the house are beautifully decorated and the pool & sauna is an added bonus. We luckily had the choice of the 3 rooms, all of which are lovely, clean and spacious - the main difference being the bathroom configurations. We opted for the one with a shower room overlooking the gorgeous garden. The weather was favourable on our trip so we enjoyed Fiona's tea in the garden after a busy day as well as the local fish & chips!

A couple of evenings we walked into Walsingham (approx 10 mins) which was easy but do take a torch for the way back. The village is small but with a very big history and the local deli is a delight. The location is ideal for exploring North Norfolk which has so much to offer. Fiona is happy to advise on routes, walks and restaurants and her personality as well as that of her team (Annie & Louis) really made our stay enjoyable.

Booked for 2 nights for four people. Arrived to find the most beautiful property and people I have had the pleasure to meet. Rooms were beautiful, breakfast superb, surroundings devine! Thank you Fiona and Annie we will be back.

A friend and I chose this B and B for a two night stay visiting Houghton Hall and various churches in the area. The welcome was warm,room excellent (a mirror in bedroom would be useful addition ) and breakfast delicious. Drinking wine in the early evening on the decking was a joy. The heated swimming pool looked inviting but we resisted!

A truly homley yet modern and sophisticated bed and breakfast venue. SIMPLY THE BEST BREAKFAST IN NORFOLK!
I treated my husband to a surprise night away for his birthday and it was perfect for this occasion. Had dinner in the Norfolk Riddle, which is a pleasant 10 min walk away and needed after the meal!
I enjoyed the most luxurious dip in the huge free standing tub, and admired the beautiful fixtures and fittings of the room. Such lovely touches there, including smart tv, Bose sound system and clock, blackout blinds; Offer for fresh coffee in the room.
Truly lovely and welcoming, would recommend to anyone. (and we only live in 45mins away in Norwich!)

What an amazing place Reeds Barn is!! We were given such a warm welcome on our arrival and the property is stunning.

We were travelling round the Norfolk Coast in our camper van and could not find a campsite to accommodate us for the night. (everywhere was booked up because of the Wells carnival) We search on a phone app for local B&B's and Reeds Barn came up and showed that it had one room, (and that dogs were welcome). We contacted the B&B direct and were told that the room was ours.

The place is stunning and the owner did everything she could to make us feel welcome. She even recommended a wonderful pub / restaurant that was only a short drive away so that we could get some dinner (we didn't arrive at the property until almost 8pm).

Our room was lovely and we all had a good night sleep (including the dog) but the highlight has got to be the breakfast. All local sourced products, fruit, jams, full english, croissants, there was so much food we didn't need to eat until dinner time.

Reeds Barn was an excellent find and we would definitely stay there again. There is a pool and a sauna but we didn't get to use these facilities because of arriving late on the night (and being hungry) and leaving straight after breakfast but they looked superb!

The best B&B I've ever stayed in!! I will definitely be going back!

PS: No card paying facility so either pay online or take cash

Had a delightful couple of nights 4th and 5th August 2013 at Reeds Barn with our border terrier. We were all made very very welcome by Fiona. The property is stunning, bedrooms and bathrooms excellently appointed with a magnificent breakfast to look forward to each morning. On our second morning Louis and Annie looked after us equally well and we will definitely book again the next time we go to Norfolk.
