We have recently had our second stay at this hotel and whilst we again enjoyed our stay the hotel is in need of some serious TLC. I appreciate that refurbishment is under way and is certainly needed on the second floor room we were in, particularly the bathroom which has a shower than only a child could stand under! The food, both dinner and breakfast was good and the service polite and friendly. My biggest moan is something that we seem to encounter more and more at hotels, tables etc. not being cleared of dirty glasses, rubbish etc. When we arrived at lunchtime on the Sunday we went to sit by the pool and obviously there had been a function the night before as on the grass by the pool were balloons, empty beer bottles and other debris. Why had this not been cleared. It was still there 2 hours later when we left. Our bedroom overlooked the outside terrace and on the first morning most of the tables were still full of empty glasses etc. from the night before. Is this due to lack of management, lack of training or both? Overall a value for money stay, we were on a Travelzoo deal, but could be made so much better.

The hotel has an excellent location with fine views across parkland, and is only 300m from the village of Burley with its pubs etc. On arrival you can read above the entrance porch "Welcome the coming friend, speed the parting guest" etched in the sandstone. The evening meal we had was excellent, included in a 2 night and one dinner b&b stay at a reasonable price. The ambiance is excellent with fine old rooms and features. However, we had a very small room in the attic with a wardrobe too shallow to hang clothes in, and the general impression on this floor was of water damage, leakages and neglect. I understand the new management will be refurbishing the hotel. If you carefully at the fabric of the hotel, with small trees growing in the gutters etc you can imagine that substantial costs will be involved.There are premium rooms in converted stables which are probably much better.

Room Tip: Avoid the small rooms on the attic floor

Just returned from a two night stay at The Burley Manor Hotel. We had a room with clean bedding and bathroom plus lovely views out over the deer park. Unfortunately when we opened the widow the bottom rail fell off and only the fact that I was holding on to the stay stopped it falling down into the garden. We managed to close that casement but when we opened the other side the same happened with that one too. All of the room furniture needs replacing as it seems more suitable in a cheap bedsit. The curtains were frayed to the point of needing to be thrown out. On a positive note all of the staff seemed friendly. When we left we had to negotiate the deep potholes in the drive in order to get out of this once lovely hotel. We didn't eat or drink at the Burley so cannot comment on those facilities. If all you need is a bed for the night In a good location and you can get it for a good price then the Burley could be for you. We paid £98 for a two night break, room only, which was more than it was worth but didn't break the bank.

Room Tip: Go somewhere else. Not sure if there is even a fitness centre but once you've touched the scr...

Approached with some trepidation following some mixed reviews to find a building of character overlooking a paddock housing a deer herd. Really enjoyable stay, the food and service were top notch and the room was spacious and clean. Throw in a village at the bottom of the drive visited by wild ponies and its a great New Forest venue.

Very disappointing considering the online photo and wording on the St James Hotel's website "not only a warm welcome, but a comfortable and memorable stay"
Only memorable by the shock of the state of the place - threadbare carpets, damp patches, mis-matched bathroom fittings, paper thin linen which showed the stained pillows and the fitted sheets didn't fit. The hair dryer looked like it had come out of the ark and PAT test was out of date!
The tiny, poorly stocked lounge bar was manned in the afternoon by the receptionist, around checking people in, and it smelled of stale beer. We were served thick cloudy bitter, so had to drink lager instead.
Walked round to the stables - the whole property appears unkempt and if you don't like the smell of "stables" as opposed to the scent of "horse" - avoid the far rooms beyond the pool.
Breakfast was great but didn't eat in on evening as the third member of our party had already tried dinner and said it was ghastly.
Felt the price did not reflect the state, quality or service.

Thank you for your review of Burley Manor. As mentioned in previous replies the hotel has been taken over by st James's Hotels who took Burley Manor out of Administration at the beginning of March after a few years of under investment by the previous company. Funds have been made available to update and refurbish the Hotel, and this as already started in many parts of the Hotel. i am glad that you enjoyed your Breakfast with us, but felt sorry you could not dine in the evening due to comments said by somebody else as we don't normally receive bad feedback about the food served at the hotel.

Like many, I read reviews of this hotel on this website, and it was with some trepidation that we approached this characterful hotel up the long driveway, with a lovely deer park on the right. it was pouring with rain, but as we walked in, we were struck with the character of the place. The receptionist was friendly and welcoming, and we were directed to our executive room overlooking the pool, and deer park.
We were most pleasantly surprised by the size of the room, how clean it was, the fresh bedding and towels, and the lovely balcony outside. The hotel is currently undergoing a programmed refurbishment, which will update the rooms, but not necessarily improve, the already excellent guest experience.
We went to the restaurant for our evening meal, and were surprised that the general manager, who hails from Yorkshire, personally sought us out and introduced himself to us. Nothing was too much trouble, and the food was outstandingly good, and served professionally, and quickly. our breakfast experience was just the same. Would we return? Most definitely. And we would encourage anyone to do the same. You will be pleasantly surprised, and will have a great stay in a hotel full of character. Thank you Paul and team for a memorable stay.

Room Tip: The newer executive rooms are outstanding. With views of deer, and brilliant for birdlovers.

Just had 5 days at this hotel including breakfasts and three evening meals. Our room was in one of the converted stables overlooking the swimming pool and grounds. Clearly this was an impressive hotel in its day. Sadly, no money has been spent resulting in some major faults. Our carpet was warn through in places showing the underlay below. The sofa was ripped and the reproduction furniture was tired. Also the disabled bathroom was inappropriate. I had to use the bath to shave as the sink had only cold water. Not what I expected for an upgraded room. God knows what the standard rooms are like.
However, the staff were very professional, courteous and helpful. The manager did reduce my upgrade costs and informs me that, under new owners, 1.2 million will be spent on improvements. The food was excellent considering the cost of our stay.

Room Tip: Try to get their best room. Does not cost much more. And get them to email what you have asked for.
