“Great place if you look for quiet and don't care about little details...”

We stayed there in August for 8 days with two families, 4 adults, 2 teenagers and 3 kids.

What is good:
- The house is in a very quiet part of the Eastern Toscana, with great views from most windows. There are only two close-by neighbors, one farmer about 100m further up the slope and the owner Sue directly below, in her own very nice to look at Tuscan villa.
- The house and the rooms look like in the pictures, what you see is what you get.
- The pool is great, great, great. It is large, very well maintained and has partial shade from some nearby trees until noon, after that you have to rely on the provide umbrellas. It is suitable for small children, as there are broad steps on one end and a gentle slope towards the deeper end.
- We were concerned about the lack of air-conditioning - don't be. We had 35+C days, but the house kept cool and in the evening and nights we got very nice breezes through the windows into the rooms. Sue provided fans but we didn't even use them.
- The kitchen is well equipped and for the most part in good working order. It has ample space to work and even a small bar for a quick coffee. From the internal dining table you have a wonderful view at the nearby lake, when you open the double entrance door to the ground floor level.
- The way the house is build and set on the slope is very suitable for a mixed in/outdoors life style, some bedrooms have their own access door to one of the terraces or a balcony, so in reasonably warm weather you can live half in, half outside of the house. We loved that.
- There are some pampering elements, like a TV/DVD with Bose surround sound system, a central vacuum cleaner installation, a Jacuzzi in one of the master bed rooms, and some other stuff.
- Sue allows use of the quite spacious lawn next to her house, where kids can play cricket and badminton, shoot arrows etc. The parents can have a watchful eye from up on the terrace and BBQ at the same time - wonderful arrangement.
- Sue herself is a very lovely and helpful lady, in the very sense of the word.

What is not so good:
- If this is your first time to visit Tuscany and you want to do day trips to the major attractions take into account that it takes between 1 to 3 hours drive from here to the central and western part of Tuscany. Roads are in lousy condition except for the major highways and make driving not a very relaxing experience. Florence is a good two hours away. You have plenty of interesting sites to visit close by, just not the big names.
- In general the whole house is a bit run-down, with the notable exception of the pool.
- The sofas in the living room are nice, but they have seen better days. They once were white and that is not a great color to withstand many not so careful guests with children...
- All the indoor doors are very original, massive wood with old locks, looks great, but all of them are a bit bend and some are hard to close and open, especially for the kids.
- In general the house is not well suited for those seeking privacy. You can hear a pin drop in the next room, so don't go there with people who will have different needs and behavior from yours....
- Non of the entrance doors could be locked without risking to break the keys. Sue said she left hers unlocked and nothing ever happened, so we did the same, but not without some uneasy feeling. Indeed nothing happened, but a bit of graphite powder or spray grease would have fixed that problem in a minute.
- The cleaning crew is doing a mediocre job. We gave the kitchen and the utensils a good scrub before we started to cook, it was just not inviting.
- While the bathrooms were reasonably clean to use, the showers showed signs of red and black fungus growing between the tiles, also a sign of superficial cleaning.
- Some of the advertised items proved useless on site. The kaiaks have been stolen and not yet replaced, so one of our main reasons to choose this location proved a big disappointment. The BBQ was totally dysfunctional and dirty, it took a major effort to get it into reasonable working condition, which also was a turn off and we use it only once in the end. There are tons of garden and water toys in storage, but many of them were useless - broken, missing parts,... There are three bicycles, which is not a lot for a party of 8 or 10... I could go on but I guess the picture is quite clear.
- The towels provided were just okay. They have been used too many times before, and while they were sort of clean, some had uninviting stains.

In the end of the day we got used to the little issues and had a great time overall. Veg in the pool, suck in the views, listen to nature at night, watch falling stars from the terrace with a cold Limoncello in your hand, really a great vacation. But the "luxury" part is falling short of the advertisement and the high season price is a bit over the top because of that. Would we go there again? Yes, but not at that price and without the expectation of a luxury resort experience...
