Very surprised at the awful reviews, resort is a bit run down and badly needs an update, but still offers plenty of good stuff.
The problem is people's expectations - this is certainly not Club Med, but is much cheaper than the West Railay hotels and still has a nice pool, views and is in a great location in the East side.
Room interior would have been super cool in the 80's as colour of paint and tiles are very old school, but now just look very dated.
The rooms however are clean with aircon/fridge/old tv, and the pool and views from the pool terrace are lovely.
Resort is on the East side of Railay, right above the East side "strip" of bars and restaurants. This makes it quite noisy until into the early hours, but this noise is common to all hotels/resorts in this part. For quiet - head to the West side (but be prepared to pay triple) or keep walking along the East side away from the action to the resorts 5-10 mins walk out of the action.

Dear potential guest,

I hope you're sitting down. This is the worst hotel in Thailand. We stayed there for 5 nights (the longest of our life). Room number 1 - mountain view bugalow - sounds nice dosen't it... wrong! unless you like snuggling up to bed bugs or termites gnawing at the bugalow (maybe it is a good thing, they are tearing the place down) or the discusting bathroom. We asked to move to the pool side room or should I say the house that rats built. You could hear them scratching skittering and fighting all night above your head. Also, the toilet likes to upchuck when someone else in the building flushes (nice plumbing). After telling the so called manager he said "if you don't like it go some place else, no discount". By the way, to get to this dump you have to climb 100 steps ( I counted) to reach your room...I mean doom! Oh ya, the complimentary breakfast, mmm... stale toast with palm oil. one more thing the bathroom locks from the outside, Creepy!

Room Tip: stay somewhere else. Or stay on Tonsai- get a better room for the same price.

Basically it's a dirty, broken down motel that hasn't been updated in years. It's way overpriced for what it is. The 'staff' is nearly nonexistent and rude. We booked for a week but only stayed one night. The only thing good about this hotel is the view. But to get to it you have to climb hundreds of rickety stairs. In other words, avoid this place at all cost.

The location - it was 78 steep steps to reception, up a rusty, delapidated frame stairs with rotten wooden steps.
The walkways in the resort were uneven rotten wooden and stone.
The "resort" was tired, old and grubby - in need of a face lift and refurb
There was no restaurant or bar on site - even though these facilities were advertised
dirty pool.
the stairs to the bungalow had separated from the patio with a 6 inch gap - basically crumbling away.
We had a booked a bungalow and on check in they tried to put us in a standard room.
The bathroom was very very old and grubby with cockroaches
We booked for 7 nights but only stayed one!
the staff were really good and friendly but let down by the resort.
It was definitely not as advertised

Room Tip: Don't stay here at all

Booked at last minute without any research but reading the reviews now I certainly agree with most of them. Our bungalow was in need of refurbishment and the resort as a whole could do with upgrading. Had to wait for a laundry delivery to receive towels which must have been an ongoing problem listening to the other guests. Only stayed the one night thankfully.

we were helped very nicely by our hotel in krabi... although i am very sure they didnt know the real situation besides from the vrouchure...
first we arrive and we have to go with suitcase and a backback all the way up the stairs..(almost 100 uneven steps) anyways... we get to our "deluxe" room... and the walls where dirty, there was a spiderweb in a corner, there was watermarks all over the bathroom... it was disgusting...
the towel had a big huge hole.... so we requested a change of hotel... with their partner diamond cave which also was a nightmare... we loved railay but workers at the east at least in those 2 hotels left a very bad taste in our mouth DEFINATLY if you want to go to railay you should save a little more money and stay on the west side.. waaaay worth it...

Now I am not sure what the Lonely Planet editor was smoking when he included that place into their Beaches and Islands edition. There is is trash everywhere.
There is no proper door lock (you may open it with a standard screwdriver) and the reception does not accept valuables or anything else for custody. I was really concerned about my belongings.
It's run down and so far the dirtiest place I have stayed in within Thailand. Housekeeping did not even show up.
To be fair, view and location are great and Wifi worked as well in the reception area. The rate was fairly competitive (only rate was twice the rate I received at walk in).
In short, go someplace else.

Room Tip: There a no good rooms.
