ok so i decided to write a very honest review without giving my own opinion but only to reflect reality to do justice to this place . The owner was very nice and courteous when we arrived for check in the reception area did smell like indian spices it is understandable since the owner lives there and probably cooks in the back but it was not a bad smell , check in was fast and good. we got the rooms we asked for non smoking and King bed , now the room didnt smell bad it had a bit of a moisty odor though, the carpet was in fact very dirty , the bathroom was very clean , the bed cover had wholes in it and we did not use it , we had 3 pillows 2 of them smelled ok but the third one smelled like urine. the white sheets on the mattress were clean but the mattress cover had hair and tiny pieces of food or other stuff and was stained so it was obviously not cleaned often , now i requested extra clean covers and i received them and they were clean , there were a few fruit flies and 2 big spiders , but there were no mosquitos nor bed bugs i verified and checked many times on the mattress there are none so at least that was ok the pool is nice and clean we sat outide at night had a coffee until maybe 1 am it is very nice and again no mosquitos, the owner is very kind he provied us with ice and everything we requested , the tv didnt work and we had no microwafe but we had a mini fridge wich was fine the towels were washed and smelled clean but they were stained. so if you are a picky traveller and expect cleanliness on the walls and everywhere around you book another place if you just want a place to sleep and for cheap this is ok for you.dont expect too much just a bed to sleep on would we go back there ? No i feel bad saying that but cleanliness is a must i dont mind outdated furniture but no smelly pillow . if you already booked it dont panick its an ok place and the owner might offer you a refund if youre too picky so dont panick just be open to accepting things that arent exactly what you expect it is a 2 star motel after all not the sheraton.

we arived at the caravan in and were welcomed by the owner her was verry polite and helpfull rooms were good for the price and clean verry good service from all staff we got everything we asked for with no questions asked verry good place to stay in niagara we did not get rooms serviced every day and that was fine with us as we did our own verry quiet and comfortable would definitly stay here again we did not experience any of the negative remarks

Rooms and beds were big, quiet and the owners were very helpful. We haven't experienced any of the negative remarks about the cleanliness, our room was spotless though a bit dated interior.
Definitely a place to stay.

This is a good place if u want to save. Only 14-18mins drive to Niagara falls. D owners r very nice & approachable. We really want a cheaper place 2stay & we don't expect too much. We r family of 5 & our room was large enough.

The worst motel we ever went to!!!!! We had to sleep on the plastic mattress... which was disgusting! The room want clean at all... there was black hair everywhere and smell of weed and cigarettes. Even we saw the stuff cleaning there was still dust and dirty smell in the room.

There was a jacuzzi in our room and when we tried to use it there was no water. When we asked the stuff why is not working they said ``IT WAS NOT INCLUDED IN OUR PACKAGE`` even we payed $300 for 2 nights ( 2 people)
The jacuzzi wasnt clean at all , the spiders were runing around!!!! DISGUSTING

The washroom did not have any heat, the soap was like 5 years old in a yellow OLD package. The windows were open all the time and we could not even close them!!!!

The TV had only one chanel even on the sheet it said we are supposed to have about 50 chanels...

WE REALLY DONT RECOMMEND THIS MOTEL , THERE ARE MANY NICER ONES WHICH ARE CHAEAPER AND CLOSER TO DOWNTOWN.

I have travelled a lot in my life and I have stayed in all kinds of hotels, from europe to africa, america and south america. The caravan inn has been the dirtiest and most disgusting [--]-hole I have ever been to. Unfortunatel I hadn't read the comments on tripadvisor before I booked. But I can tell you: Everything that has been written there is true and worse: The rooms and especially the bathroom is so full of dirt, hair etc. that we did not shower. This would not have been possible anyway because there were no towels in our room. The sheets on my bed were full of blood-stains (!), the pillow looked as if it had not been washed for weeks (yellow grease-stains, hair). I could go on like that for hours, but to make a long story short: AVOID THIS PLACE UNDER ALL COST!!!!!! Rather spend some dollars more and go to another place or sleep in your car.

Booked this room for my family and I. We walked into the room to be hit in the face with an awful STENCH. The room was scattered with a lot of GARAGE SALE furniture. I am sure this room has not been cleaned in a very long time. As mentioned before the carpets were GROSS. The beds were covered in 50 year old blankets which have never been washed in the half century. First thing we done was pull back the awful looking blanket to expose sheets that were covered in little black hairs......Truly unbelievable, how do these people think they can get away with this?? No one in their right mind would ever stay here... I am sure that even two dollar wh@&$ have higher standards than this.
ABSOLUTELY DO NOT STAY HERE
On a good note the owners were very friendly and didnt hesitate to refund me my money,
