“Privacy and Perfection!”

After our trip across Newfoundland we treated ourselves to Cabot House as we prepared to go home . We chose the location after hearing from friends who stayed there the previous year who said it was the most private B&B in downtown St. John's. The property is impressive, to say the least! Our room was enormous and luxurious with one of the most comfortable beds I have ever slept in. The floors were original hardwood and there were little touches throughout that really showed off the beauty and history of the house. We loved being close to the park in the mornings and visited Georgetown Bakery (minutes away) frequently. We also got lots of walking in as Cabot House is close to all the must-see tourist spots on St. John's. We will be back!

We are local to the St. John's area, and we stayed here on a Saturday night recently to attend a function downtown. No complaints about the room (clean, well appointed) but there is ZERO in the way of any personal touch as might be expected in a local B&B. The "staff" seemed to consist of one person who couldn't have cared less if we were there or not. Admittedly, we did not take note of the printed instruction that directed us to pre-order breakfast, and in the morning (once we found the kitchen - we DARE you locate it if the door is closed!) the breakfast service was accordingly terse.
Sad to see that this is what out-of-town tourists might experience as a St. John's inn.

This is an historic mansion with extremely well restored rooms with high quality appointments.

It is quiet and private, in the heart of the downtown historic mansions core.

Prince Charles and Camilla stayed in the Ryan Mansion a few feet to the East.

We strive to give our guests their privacy in a secure environment much the same way as when the property was built and occupied by the aristocratic Sir Edward and Lady Bennett.

We have had hosted famous Canadian politicians and celebrity film personalities with no mention of their ever having stayed with us.

We are a tiny operation and cannot provide staff to meet and greet and make small talk 24/7. Our staff are available to address any problems / concerns a guest might have, provide extra blankets or pillows or whatever. If a guest asks for six pillows then we provide six pillows.

Government has truly gifted professional tourism staff at the Airport and at City Hall, and they also provide 24 hour hot line support in both official languages. Providing informative and accurate tourist information is a profession in itself and is a full time job requiring continuous training.

Our information pamphlets provide our guests with telephone numbers and website links for everything from superb handicrafts, prestigious art galleries and antique shops to tourist sites and dining recommendations. We also supply the phone numbers where professional tourism staff can be reached any time night or day.

Cabot House is a beautiful old house within walking distance of downtown. Free off street parking for smaller vehicles is a bonus. Our room was spacious, clean and nicely furnished. The king size bed was very comfortable. Check in time is 4 pm and check out is at 1030am. A key and information sheet is found in the entry way. As instructed, we phoned to let them know we would like breakfast. There were 3 names listed as contacts should we need them. Maybe the man who served us breakfast should not be the one who interacts with guests or maybe he was having a bad day but he was surly and made us feel very unwelcome. We didn't ask for anything other than what was provided but felt like we were imposing on him just by being there. Too bad we left with a bad feeling about the place.

Being soft spoken and saying very little is a far cry from surly.


This is a spacious mansion meant for people to enjoy their privacy.

Close to all the attractions downtown and for those requiring parking this is a great place to stay. King bed in a large room and well equipped bathroom. Very clean. Key and information sheet found in an envelope by front door. Guess we should have read the sheet and we would have known to pre order breakfast. As it was we managed to be in the kitchen before 8.30 as service ends at 8.45 and we were the only guests. Excellent value for money and we would go back.

My son and I needed something affordable for a few nights while he checked out Memorial U. We were booked into the Bond St property but, because of maintenance work there, the owner upgraded us to Cabot House. We had a generous size room, 2 beds, a private bath in a beautiful, quiet old house for the same price as the Bond St booking. And Mikhail cooked us a full breakfast each morning! He was very helpful, explained best routes to and from the school, provided a map and answered our questions... we only had to ask. (He's quiet, otherwise.)
I'll stay at Cabot House again, no question. It was great value in a great location... a great place in a great city!

The room I had at the back of the house on the second floor (Room 7) was large and clean with a nice comfortable chair, desk and a modern bathroom. I appreciated the opening windows, which looked over the parking area and the neighbouring back yard. All good except for the occasionally barking dog next door. I found the cooking smells from the kitchen below me very noticeable in the evening. Great location, easy to get anywhere; within walking distance of The Rooms.

I found the resident hosts mildly off-putting. When I arrived I thought the woman did not speak any English, because she hardly said a word to me. Later I learned that she had been in St. John's for 16 years (from the Ukraine). I had hoped for friendly Newfoundlanders. Breakfast was quite good, a selection of cereals, fruit and yogurt, and a hot entree each day. I did not like that breakfast was only from 8 - 8:45 am, pretty limited for vacationing. No access to the kitchen beyond breakfast hours. When I left early the day of my departure there was no offer of a take-away breakfast.

We intended to stay two nights in early August. I had booked online in July, and arrived to find that we were assigned to the basement and had no access to the upper part of the house. The owner did not show up until 9pm and spoke very little English. The basement accommodations included a bathroom built into the closet, complete with bifold door and noisy above ground toilet (installed to save the money and trouble of digging up the foundation). Breakfast was self-serve, with a list of provided food items on the fridge and a note that if the milk seems "off", to let the owner know and he'd replace it. Our sleep was disturbed at 4 am by a fellow guest having some kind of psychotic episode that lasted until we left at 8am and had us petrified... From what I could tell the guests on the upper floors had far superior accommodations, including breakfast prepared by the hosts...

Room Tip: If you feel you must stay here, call directly and insist that you get a room upstairs...
