Perhaps it is an outdated motel, but it has an awesome location right in front of the Okanogan lake. We stayed over only one night, but it was a very pleasant stay. The owners are Turkish and super nice, helpful and accommodative. The room perhaps wasn't the greatest but it was very clean.
Right next to the hotel there is a fantastic restaurant called Salty's Beach House, with long lineups but definitely worth the wait.
Even if we'd they longer than one night, we would still stay in this motel, but choose a larger room with a kitchenette.

We stayed here for a family reunion which we traveled from the UK for. It is a very ordinary motel, but clean and has the basic facilities. The lounge window looks directly onto the parking area and so curtains had to be kept drawn at all times to preserve privacy.
Our main complaint was the price. We paid $638 (including tax) for three nights. We also stayed in downtown Vancouver, Harrison Hot Springs and Kamloops - all hotels and much nicer, but none was more than $180 per night. Our assessment is that it is worth $50-60 per night but not much more.

I spent 4 nights at the Black Sea Motel. Checking in was quick with the usual parking spot out front the office door. This end of Penticton is a very high traffic area with very little available street parking. (due to the beach goers and beautiful summer weather) The speed limit is 30km's for this street, so just relax and people watch. It can take some time to navigate it. We booked a two bedroom with kitchen. I was happy with the space and condition of the room. We never ran out of hot water and it is nice and hot.

Our parking spot was directly in front of our door, very handy. The kitchen came with all dishes and towels that we needed, with new towels daily. I found the staff and owners very friendly. I would stay here again.

The parking lot is a dead end so it's nice and safe to sit outside as most guests did with their dinners.

There's a store for ice cream and essentials 3 doors down. It sold (and rented I believe) floatation devices with an air compressor to inflate them.

Just a tip about this end of town...Okanagan Lake can be pretty windy, it seemed to die down most days by noon, where as the Skaha Lake is not as windy.

The location was the best part - just across the street from the beach and close to several other hotels and restaurants. Also, the price was reasonable considering the room size and location.

We stayed here as part of a two week western Canada trip. This is the only place we stayed where the owners/personnel were not friendly and helpful! We arrived late at night and were shown to our room. It looked fine-not fancy, but decent size and clean. However, we couldn't get the AC to work. Went back to the office. The owner spent quite a while fiddling with the AC and finally admitted it was broken. Fortunately, they were able to give us another room. However, an apology for the hassle would have been nice. The other issue was plumbing. Every time we turned on the hot water, it made a terrible loud noise.

The first night we asked if they knew what restaurants would be open late - and they didn't have a clue. The next day we asked about the location of the nearest atm and they didn't know that either. They also just didn't seem to care.

Overall I give this place a 4 which is saying a lot for your ma and pa operation that is competing against the giants of the likes of Best Western, Super 8 etc.

So, he offered a key to check out the room prior to renting. I admit, I was initially skeptical, but my wife immediately liked the place. Its right across the street from the beach. The casino is only a km away if thats what you like doing too!

The owner is a great guy as is his friend which helps him out on a volunteer basis. He ended up giving us a deal due to circumstances outside of his control with some other rowdy guests that kept us up all night.

We spent three nights here.

I loved the kitchenettes and the place truly feels homey once your inside. Your kitchenette has all the necessities, including kettle, pots, pans, plates etc etc. The windows facing other guests is one way glass, also a bonus. I recall no fan in the bathroom.

The furnishing although not high end, are appropriate for the place.

I can't stress how hard it must be competing against the giants in the hotel industry. The owner did a great job with the resources that he has.

I must mention how the owners friend helped us with the TV. He was in the middle of cooking his dinner and helped fix the connections on the TV. Thank you!

If I had one complaint, it would be the lack of a phone in the room. I am a safety person. Having a phone in the room in cases of emergency should be a must. That is a minor detail, but also the first time that I stayed at a motel with no phone.

Overall, my wife and I will stay there again when we go back.

Just going through the rest of the check sheet for this review, there is no fitness center and no pool)

This one story motel is a basic property in a good location across the street from the beach. It is located amongst a row of motel's that all cater to the beach crowd. Our room was a one bedroom (which was a bonus because we had just booked a regular room). It had a kitchen with full size applicances and a living area/dining area combined. A large window brightened it up. There is a flat screen T.V. although not HD (if that matters to anyone). They had basic supplies such as coffee, soap and shampoo. Very clean. Would definitely recommend this to someone looking for budget accommodation in a great location.

Room Tip: Don't do what I did. I asked for a ground floor room and the building is only one story (duh)

Spent two days at the Black Sea. Scored an early season deal when we showed up of $65 per night for Fri and Sat. Place was great had a small kitchenette couch tv an table with bathroom and bedroom. Clean but a little strong on the deodorizer! Right on the beach with restaurants all around and close to casino pubs and river channel. Good hosts, private and small. Definitely recommend no prob.
