I needed a place to stay for a couple of nights and it turned out ok. After reading reviews, I chose to request a room on the top floor ( fourth floor) on the Columbia street side, which faces the Fraser river. I was there a Tuesday and Wednesday so the milage may differ on the weekend, but I had reasonable sleeps on a good bed ( king) with light traffic sounds from the street below my window. I enjoyed waking up to the sunup over the Fraser river and the hills beyond.
This hotel is old, but spruced up. The rates reflect, I think a pretty moderate rate, given you are dealing with some old and some new fittings and such. The bedroom was nicely appointed, with nothing to gripe about at all. On the other hand the bathroom had an nice new sink and vanity, but an older tub and a towel rack ( and electric heater frame) that predates Led Zeppelin. I think the staff I dealt with did a good job, and I would stay there again, however the upgrade path for this somewhat funky, comfy hotel will include completing the makeover of the rooms to a current standard of soap-dish. ( for example). Finally, as I said the price is moderately low, so the money I saved on the room itself went into wine and a good dinner. I ate in the pub one night, fins and chips were ok.
