After reading all the previous reviews, I was well aware of their check in request to first have you meet a hospitality person...basically to schedule you for a timeshare presentation. I immediately declined and said I have friends waiting for me. I could tell they were not happy about that, but let me check in without seeing anyone. When we were shown the room, I asked if the place was safe and the woman (Wendy) told me it was. I made the mistake of telling her I rarely use a safe and wouldnt you know it the next day, all my money was stolen from my hidden wallet in the room. This was after the room was cleaned, so my guess is someone scoped out the location of my wallet and came back later. We were in the original building as we exchanged with RCI. After the theft management said they would investigate, but I NEVER heard back from them again...NOTHING, no free cocktail, no change of rooms, no response....not a way to run a resort. All they did was change the locks on the doors. The original building all has keyed locks so you MUST lock the door each time you leave. The rooms were nice (3rd floor) with a view of the adult pool and bar. I saw the last reviewers post and agree, anyone stuck in the basement dungeons is in deep doo doo. DO NOT stay in those rooms. There is constant hammering and noise going on across the way from a large complex under construction, so everyone in the area is affected. The resort is rather sterile and univiting, but the location is very good with beach access and walking distance to the marina/downtown cabo. The food at Baja Cantina was very good and so was the Sunset Grill on the top with excellent views. The staff was not particularly friendly at all, no activities and overall just an ok place. I am VERY upset over the loss of all my money and lack of response/compassion from the mgmt. I will never recommend this place to anyone for that reason. We never got asked again about a timeshare presentation (probably because they were too embarrassed by the theft). Oveerall, aside from the theft, We love Cabo and will return, just not to Cabo Villas. Our kids (15 and 12) l;oved it too, swam with the dolphins, snorkeled, parasailed, jet skied and fished. A great family destination...you just have to go with the flow. feel free to email me with any questions.

We used a timeshare exchange to stay at Cabo Villas. The drive towards the resort was very unsettling. It's in what can only be described as an alleyway at the end of a sand road. Directly across the street is ongoing construction that is very loud all day long. At check-in you don't go to a reception desk. You are led to the "Attitude Bar" where you are assigned someone to set you up immediately for a timeshare presentation. After a 6 hr flight that was not a good 1st impression. Then we were led to our room which was in the basement near the laundry and cleaning supply rooms. The "balcony" faced a wall behind which we could here people passing by. I didn't even have the luxury of waking up to see if the sun was shining in Cabo because these "balconies" have canopies so the people walking up/down the ramp opposite that wall can't look down and see you! Complaining and trying to get our room changed was fruitless. Staff was somewhat patronizing about it. The only time we were offered a chance out of that room was if we bought a timeshare. Not! There are no resort activities. The beach is ultra-packed with vendors. They do rope off an area for Cabo Villa guests but after about 3:45 the vendors infiltrate that area as well. Baja Cantina was ok but I'd suggest taking the 2 block walk into town and eating elsewhere. Didn't try the Rooftop hotel at the resort because it seemed to0 pricey for what they were offering. The pool-bar staff is excellent. The daily room service is good. A thick skin is required walking around town because every time you approach someone they will very likely try to sell you some activity or try to get you to attend yet another timeshare presentation. The only redeeming quality I can attribute to Cabo Villas is that it is very close to the marina / mall / restaurants. Everything starts within 2 blocks. No need to pay taxis which, by the way, will gladly charge you $6 and not tell you that it's withing walking distance so be careful. Nightlife is totally great. There's Cabo Wabo (rock), The Zoo (younger hip/hop crowd), The Giggling Marlin (too much fun!) and El Squid Roe which rocks every night and is open the latest so everyone ends up there. Overall I definitely want to go to Cabo again. I will definitely NEVER stay at Cabo Villas. NEVER.

If you are considering Cabo San Lucas, consider staying at Cabo Villas Beach Resort. CVBR is located right in the heart of the action. CVBR sits in front of Medano Beach. No need to get a taxi to town. You can walk to town or get right on the beach. You can charge meals and drinks from the resort beach bars to your room too. This is handy, no need for cash on the beach unless you plan on buying a trinket from a beach vendor. They are kinda a pain, but that is Mexico.

We have a 2 bedrooms and 3 bathrooms exec lock off with a Hot Tub on the deck facing the beach and is available during 3-24 thru 3-31 (Spring Break). This unit also sleeps (8). We can also get any other dates or units if available and pass the savings unto you.

We just returned from a nice stay at the Cabo Villas. I can't say enough about the staff. Small problems with the room were fixed INSTANTLY! Time share presentation was low key and worth the two free snorkeling trips. The restaurant near the beach was very good...we ended up eating there most nights. Good food and reasonable prices (margaritas for $3.50). Best tortilla soup in Cabo, and the Mexican plate was delicious. We stayed in the executive one bedroom in the new building with a magnificent view of Lands End.

Room appointments were beautiful...a good moderately priced (for Cabo) destination......................BUT, they have started earth moving for a large development on the West side of the building. The constant beep,beep,beep of the equipment as it backs up just drove us nuts. 7:30 am to 8:00pm, plus clouds of dust blowing into the Bay, leaving a thin layer over much of the interior of the condo if you left the balcony doors open. This, in addition to the non stop American pop music blasted from the three beach bars on Mendano beach, with additional amplified voices over the PA encouraging binge drinking, put a damper on our week. If you want to stay at Mendano Beach, this is a good option once the dust settles. Make sure your room faces East toward the street, even though another building is being built there.

We just got back from our stay at Cabo Villas 4/28-5/5. Check in was a breeze. We expect the usual timeshare stuff because we already own one, so wasn't a big deal. Got the VIP card, which offers great discounts and 10% off meals at Baja Cantina, Sunset grill (rooftop) and Solomans Landing (excellent restaurant). Our room was an executive suite located right in front of the adult pool. At first I didn't really like this location, but as mentioned in another review, it was never used. We never felt a lack of privacy. We also felt sorry for the bartender there. She didn't have much to do. Beautiful room with private jacuzzi. Comfy bed and big fluffy pillows. I have no complaints at all with this place. The timeshare breakfast was only 60 minutes and what the heck it's a free breakfast. Usually the guys are pretty cool and all come from the states. As long as they know your not interested, it's usually cut and dry.

We ate from all food places and liked them all. Most favorite was filet mignon at the Sunset Grill.

I can't imagine this place getting anymore bad reviews. It is pretty much done with construction except for original building. Oh by the way, the construction that was going on outside our room will be low rise villas. When completed, it won't block the view of the sea.
