What a resort! We just returned last night from a perfect week and the best location in Cabo. The Cabo Villas is just a short walk from the Marina , shopping mall and more restaurants than you can imagine. It is a perfect location to enjoy your stay in Cabo.
Before we went we read reviews about the resort and arrived with an open mind.
We experienced no problems at all. We signed up for the time share tour to see the resort and must say it was very professional in the way they greeted and treated us. The presentation was approximately 75 minutes long starting with a small breakfast. After the presentation it came down to business and still they were very professional. When all was said and done and we did not buy, we were given what was promised us. The resort paid for our transportation to and from the airport, a free tour on a glass bottom boat, a fresh fruit basket which was substituted for the bottle of champagne they said we would get and the VIP discount card. Immediately after receiving the discount card we signed up for 2 tours, swimming with the dolphins and 1 hour on the 2 wave runners. Without the discount the total price would have been $490, instead we paid $371. The only drawback is that the tours must be paid in cash, they can't be charged to your room. We were prepared for this as we read about this in previous reviews. You can save an incredible amount of money if you sign up for the tours with your VIP card.
Our room was in the old part of the resort and was fabulous. The food at the 3 restaurants (1 of which was the upper pool bar) was excellent. The view from the top of the hotel restaurant was incredible. The staff was so friendly everytime you walked by they would greet you with a smile. When we arrived at the resort we talked to the bar tenders, waiters, employees throughout the resort and treated them with respect and that was the way we were treated. The young workers love to talk to you and make friends with you.
Construction is going on and it starts about 8 in the morning so you can hear the noise from your rooms, if you sleep in this can be a problem..
The beach was great with all the vendors selling their products and people having a great time, which is what we had! When we return to Cabo we would definitely stay at the Cabo Villas!!!! The resort is rated a 5 star, but this may be pushing it a bit with that high of a rating. We did talk to some people who did have some problems at the resort as can happen at any resort. Thanks Cabo Villas for such great service and for a great vacation.

My family (husband, son 6 & daughter 2) were booked in to stay at cabo villas but when we arrived after traveling from San Jose Del Cabo they said there were no rooms left for us!! My brother and his girlfriend were also booked to stay here and they did have a room for them so they stayed and enjoyed it. They loved the rooms and pool/ bar. However, my family and I were sooooo disappointed. My mom has a timeshare so she had arranged for us to stay here so we could visit with my brother. We arranged everything back in December and had no idea this would happen, they didn't call to tell us until we were already in Cabo, we didn't get the message unitl we got back home. So because cabo villas was 'overbooked'. The timeshare people arranged for us to stay in the same hotel that my mom was staying in back at San Jose Del Cabo, another 20/30 min. cab ride.

Anyway it was such an inconvenience for us, especially as we were travelling with our 2 small kids and my little girl (2) was sick with a really bad cold. Our vacation was only 11 days and this fiasco wasted a good part of 1 day!!

Also, by the time we left back to San Jose Del Cabo it was past lunch time so against my better judgement we decided to get the kids a bit of lunch as it was a 20 min. cab ride back to the hotel. We went to the little restaurant/bar just up from the pool where you are greeted and told about your room. We order some chicken strips. My son was eating them up, he was so hungry and I took a look at the one I was eating and it was RAW!! My son was eating RAW chicken!!! I was so disgusted! We sent them back, told them off and got out of there!! A few days later we travelled back in to cabo villas to visit my brother and his girlfriend and we had breakfast at the rooftop restaurant and that was really nice, good food, nice view.

Anyway, thanks to whoever it was that screwed up!! Timeshare people, hotel people, they both blame eachother but they ruined what was supposed to be a holiday/reunion with my brother who I rarely see because we live far away from eachother......

We stayed at the Cabo Villa Resorts for our honeymoon the first week of May. If you are looking for a great place to stay look no further. This is an ideal location in Cabo. We had beach front property and we were only a 5 minute walk to the Marina area. We had a very relaxing week hanging out by there pool which also has a swim up bar. The food was also really good at all of there restaurants. My husband told me that he had one of the best eggs benedict and he ahs ever had in his life.. Everybody at the resort is very friendly. We would highly recommend this resort!!!!

I stayed at Cabo Villas with 9 girlfriends from May 25-30th. When we got dropped off we were a bit disapppointed becuase the holel is actually in an alley way and the entrance isn't at all that inviting or nice to look at but we were greeted very nicely and they were very warm to us. When we stepped into the hotel it was another different story. We loved it from the minute we walked in. We were greeted with margaritas so that was a plus.

When you first walk in they have the 1st pool which is the childrens pool but also people lounge there if the adults pool and lounge chairs are taken and it's a bit more quiet. The rooms were very clean and the beds are soooooo comfortable I have never slept on a bed and pillows so comfy any of the times that I have been out of the country. The pillows they have are the really long ones that 2 people can use. Our balcony overlooked the pool and it was a pretty decent view.

We loved the terrace grill which is situated on the roof of the hotel and the view is breathtaking. We only ate breakfast there and we also went to The Office which is situated on the beach a few steps away from us. They are a bit pricey there from 30 dollars and up.

The beach water was cold at the time and that was a bit disappointing but I don't know if it's only like that at the time that we went which to be honest shouldn't have been.

As far as the partying goes WE LOVED SQUID ROE which is about a 10 minute walk from the hotel and a 6 pesos cab ride to and from. Tthe music and ambiance is wonderful. They also have Cabo Wabo for the rockers and another place called Zoo which is also pretty good but we always ended up in Squid Roe.

The only annoying factor about this whole trip is the vendors walking the beach. There was not a minute that goes by where you won't get asked if you want to buy something. I had to literally close my eyes and pretend to be asleep to have a moments peace. If your good at ignoring people then it shouldn't be a problem but even that isn't enough.

They have a very nice marina about 10 min. away from the hotel and they have a mall right on the side and restaurants outside so that you can sit and have a nice meal.

Overall I only have great things to say about Cabo Villas the staff was excellent and very helpful and friendly and you have to try the Strawberry Daiquiris at the pool bar they are yummy..

Overall Cabo Villas was a wonderful place to stay, but because of the location you should consider closely what you want out of your vacation. Here are a few things to consider:

Pros:
-Beautiful, nicely decorated rooms- I stayed in a one bedroom which adjoined to my friends larger corner room with a jacuzzi on the balcony. You cannot beat the ocean view on the large balcony and it had a spacious sitting area, comfy beds and large bathroom. I loved the rooms, not the typical tacky hotel decor.
-A beach you can swim in- While much on the beach area in Cabo is not safe for swimming, you can get into the water for a good long stretch in front of Cabo Villas. The water was a bit frigid at first and the sand is rough but it was fairly pleasant. (I prefer Cancun beaches to Cabo) Also, all of the water activities for most of the beach are right in front of Cabo Villas. This makes it busy but very convenient if you are catching the water taxi, jet skiing, etc.
-Close walk to town- I loved the fact that Cabo Villas was a close walk to the marina. It took me less than a 10 minute walk to shop at the marina in the day and go to the clubs and restaurants at night. As a single woman I felt perfectly safe walking to and around town by myself during the day (have a companion at night).

Cons:
-If you want quiet, peaceful beach time think twice- First, Cabo Villas is next door to Billygan's and The Office which are VERY loud during the day. They play loud music during the bikini/dance contests which go on for hours and attract a lot of people, so it is very busy. Even on my sixth floor balcony, I could not get good quiet time. At night there are shows at Mango Deck which is next door as well, so it doesn't get really quiet until after 10 or 11pm.
-Those damn beach vendors! This was by far the most annoying thing. I was trying to read a book on the beach and everytime I turned a page another one was bothering me. The Baja Catina staff is supposed to keep them out but this does not happen at all.
-Spa- I will give them a bit of break because the property is still under construction. I had a massage which was decent, but I was put off by the room. For the time being the "spa" is a converted guest room with massage tables. It did not feel private enough although I was the only one getting a treatment at the time. There were two other spa employees in another part of the room when I got my massage and I felt like someone would come in at any time. I was also disappointed that their fitness center was under construction too so I could not exercise.

Considering everything I think it is a great place to stay and I considered buying after the tour (which was a good intro to the property with low pressure sales pitch). If I was on a honeymoon I would probably pick something more peaceful, but if I wanted to party a lot or had kids I would stay again. Also, while the rooms were impressive the rest of the property was average. After touring Fiesta Americana, which was beautifully landscaped, I realized that grounds of Cabo Villas were a bit lacking.
