We have stayed and owned at CaboVilla's for about 7 years. It is a great place to stay right on the beach, close to town, very friendly people. Room was very clean. house keeping even put cute little towel critter's on our bed one night, roses the next. There is one thing I don't really care for and that is the way they try to sign you right up for the timeshare stuff, I wish they would just let you get to your room.

My wife and I stayed 11/2-11/9, 2013 and the location is great... the rest of the place leaves a great deal to be desired. The insanely intensive time share hustle is on from the moment you arrive and when they advise that you should schedule 90 minutes for the presentation, but have "no other commitments" that afternoon, plus make sure you bring your spouse, ID AND credit card.... well, be worried, very worried. If you're like me, you're not buying no matter what. I understand why they want you to sit through the sales pitch before actually staying there for long, as the place is crumbling apart slowly. The elevator in our building was out 3 times that week, the water shut down one evening and there was nary a coffee filter, paper towels or even salt & pepper shakers in the room. The HD TV would have been great, had there been more than 10 channels available, but they want you to come down to the bars for any sports events. That way the big 2 for 1 drink sign can be seen, and after you order, they'll tell you it's only for certain drinks. Oh yea, the biggest scam here, and seemingly in the most of Cabo is the fact that they have an exchange rate that is 6-8% off the open rate, in their favor of course. Repeatedly, I had to insist on being billed in pesos on my credit card to avoid getting had on the artificial rates they try to use. We'll go back to Cabo, but certainly not here.

Room Tip: insist on one of the owners rooms in the newest building.

The location is wonderful on the only beach where you can swim. The restaurants are wonderful, our room is a bit so so but the newer ones for "the owners" are superb. However, the presentation is 4 hours long and all they give you is a little card that basically gives you 10% off at the restaurants. Following the presentation you go to the "gifts" area where you get this little card and then another gal comes from the "Diamante Resort" where Tiger Woods had put his name on the second golf course that will be build within the year. DO NOT GO to this presentation. I'd like to tell you all the mistruths that we were told including free golf at the private Diamonte private golf course which was rebutted the following day at a cost of approx. $135/pp even if we attended the presentation. The resort will eventually be beautiful (hopefully???) but it was probably 30 minutes from downtown and when we arrived we were informed that there would be an additional $25 per person for the caddy if we wanted to play there. We finally gave in and said okay only to be told on the number one hole (and after 4.5 hours listening to the Diamonte presentation) that the caddy would be $30 per person. They continued to tell us that the second course was endorsed by Tiger Woods and that it would be Tiger's first golf course, showing us the house that he has purchased and by contract would have to stay there 10 days a year. By the time they rung us through the ringer we only had time to play 16 holes before it was dark. It was a dreadful day and left us with a horrible impression of the Mexican resort and their representation. I'm sorry to put this on the hotel site but it originated at the Cabo Villas resort.

This place is right by the beach very well centered.
We went to the restaurant on the sand and had drinks by the beach.
The inside seems very downgraded
Very noisy at night, and the pools are very small.

Baja Brewing Company features live music. Although they are a third-party business, we maintain a line of open communication with their staff and will relay your concerns regarding the volume at night.

The resort includes three separate swimming pools, allowing guests to choose the location and size they prefer.

As an owner for 10plus yrs i would never recommend anyone purchase at this resort. having purchased their top unit you would expect to be well taken care of. Quite the oppisite unfortunately. they do not update thier units that you pay a maintainace fee for and then assessments on top of it. They begin a new building build out and never allow you access to the new buildings. This would never happen in hawaii only in mexico!! The beach area is very small and they allow cruiseship people to use it so you have to run down at 7am to try and save a chair and hope the staff doesnt give it away, as they make tips and are motivated by money, not taking care of resort members. Staff members traded out our towels while we were gone for out of service towels that only staff have access to, when we returned out towels to towel stand they were going to charge us for losing our towels in the roped off beach area really! noise from baja rooftop bar is rediculous you have to just tolerate it until they close the bar.

Room Tip: bonito resorts great pools great location and they are close to town and are not trying to be a nigh...

In regards to the beach area in front of the resort, Medano Beach is a public beach, not private. It is the most swimmable beach in all of Cabo. It extends over a half-mile long and offers a variety of sporting activities and relaxation for its numerous visitors.

Baja Cantina Beach Club and Baja Brewing Company are both operated as third-party establishments. We have an open dialogue with both businesses, and will certainly reach out to them regarding noise levels and customer service. We regret you experienced those inconveniences at those restaurant/bars.

we loved being in the heart of cabo and this hotel provides everything you need. good rooms and service, great restaurants and near to everything you need. the marina is only a quick walk and there is always lots going on. The beach is not private though so this is the one thing I would be aware of.

This place is HEAVEN!
My Wife and I had a blast at this place, They have a theamed night almsot every night.
Fireworks on the beach! Live bands on the roof top! All kinds of activites!
The food was okay, However after fishing the baja cantina made my wife and I HUGE platers of Sushi, Sashimi and fish 3 ways, Blackend. Grilled and fried! OMG was great!
I hope I get to come back to this place sometime during my life. GREAT TIME.
