The beds are terribly uncomfortable - it got slightly better when we asked for a foam topper so if you are going to stay there ask for it from the get go. Don't even consider putting anyone - even a light weight child on the sleeper sofa - they are dreadful - rather order a roll away or two. I felt that the decor was pretty average for a 5 star, and in Mexico you could have a ball with decor, it was definately lacking and lacked any character in that department, very main stream and average. The pool area was fabulous and the on beach location very pretty. Drinks are expensive $10 for a margarita in a small cheap plastic cup pool side. The restaurant was empty most of the time - most probably because steaks range from $50 to $100 - there was a grill that seemed to get a few more customers but I never checked out the prices there so can't report on that. Gym was nice and neat and nice spa area in locker rooms. There is construction work going on unless you are on the residential side of the resort - it was not too intrusive though. We had problems with the beds and although management tried to help us - it was ineffectual and actually on departure we had one staff member be incredibly rude to us - he thought he had got away with it by speaking spanish but unfortunately for him and to his surprise - my husband speaks spanish, luckily this only happened as we were leaving.

When you arrive in San Jose airport - be prepared you will be hounded by people trying every trick in the book to sell you a gold card - which is basically a discount card for certain restaurants - it was not worth it for us - you don't buy the card but have to go to a breakfast on fractional ownership - so it might work for some people. We found it cheaper and much better to hire a cheap car and get ourselves around - this ran at a cost of $55 per day inc everything.

We were told the kids club was in the hotel next door and included - it was next door but not included - it was $40 per child for 6 hours and the schedule of events was very very basic - so if you are going there for the kids club - be warned - it is not that great, we have had much better at other resorts.

Although they are trying to keep out the Spring Break crowd and send them elsewhere - it does not always work and be prepared for drunken teens and swearing and loudness at times (it doesn't go on for long periods but it can happen) - this works for some people but with kids it is not great. We eventually left and rented our own private villa (3 beds and a pool etc) at the same cost as a one bedroom apartment at this resort and it worked out much much better all around. After a dodgy start in Cabos at this resort we ended up very happy in our villa when we moved.

The hotel was clean and grounds well kept. If it were a 4 star I would have been less disappointed. I have lived on 3 continents and been to my fair share of 5 star hotels and resorts and this one was definately lacking especially as far as customer service skills were concerned.

I have to say that we had the best time here. The service was excelent, a little $$ but woth it. Not too much noise and even though they were still working on the resort next door. The Valet Parking was the start of our trip, never a hot car when we called for our rental. The lobby was great, no lines to check in, you sit down and they come to you, Check out is the same way.

Our 1 bedroon unit was fantastic, full kitchen, dining room table, nice patio with outside fridge. The unit was as nice as we have ever had. ... We've owned a timeshare for 15 years and my wife only stays at 5 star resorts. The maid came each day and cleaned.

Fernando and Carla are the people to know at the pool, they will take care of you. You'll read that you need to get out early to get a lounge, not true unless you want to be on the pool edge.

The onsite restaurant was very nice but very $$$$, We only ate 1 time there, we went into town most evenings. There is the Del Palmar next door and you can go there to eat. Not as expensive, they have a good wood fired pizza with beach side tables. We didn't like the crowds there so we stayed away.

We were nver pestered about timeshares, they do have a Gold Card if you want to listen to a presentation nut it's not like staying next door, very low key on that subject.

The resort is quiet at night, very few people out and arund except at the restaurant. We had to use the resort doctor, he'll come to your room if you need to, otherwise his offfice is behind the onsite market.

If you are going to eat in plan on going to Costco if you are a member or Sorianas across town. It's worth the taxi if you don't have a car.

Overall we were VERY happy, would go back again if we didn't own a resort under construction in San Jose near the airport.

I've attached as many photos as they allow to get you an idea what it looks like.

Just returned from a 3 night stay. The property is beautiful, the double garden view rooms large, and the view of Land's End amazing. We booked the all inclusive option and it worked great. Everything was included at the more casual restaurant and there were only a few menu items that required extra payment in the formal restaurant. The food was great and they had a great drink list. The restaurant prices were REALLY high so it worked out great. We did go into town, but for us, with such a short stay, with the main focus being relaxation, the all inclusive option made our trip!

We just got back from a week in Cabo July 12-19, a very beautiful place. The Villa La Estancia is a very beautiful place to stay. We stayed in the three-bedroom villa 1401 oceanfront which had an excellent view of the ocean and the pool. The rooms are very spacious and decorated real nice. There were a few problems at first, such as our room was not ready on time, we waited about 1 hour when they told us it would only be 10 minutes. Second the kitchen sink started leaking and water was all over the floor, they sent the maintenance man up and he said he fixed the problem, but we had to call again the next day for the same problem. I recommend you learn a few words of spanish, because alot of the staff do not speak english and they say yes to everything even if they do not understand you, so we had to call the front desk to translate.
The pool is real nice, but the drinks are expensive. I ordered a frozen margarita ($8.00) from pool bar/restaurant it had big chunks of ice in it, this made me mad because it cost so much, I think if you are going to charge high prices at least give the person their moneys worth and do it right the first time, and then they expected a tip, hamburger $14.00, fries $3.00. Their restaurant The La Casona is very expensive unless you plan to spend approx. $22.00 for breakfast and $100.00 per person for dinner I would not recommend it. The marina has alot of resturants to chose from and their prices are reasonable.
The local store on the site is expensive too, but there are nearby stores called Costco and City Club, they are just like a sams club they sell everything in bulks and charge approx. $2.00 if you are not a member or have a card. There is another store called CCC they sell groceries that are not in bulks and the prices are about what you would pay in the States.
We also rented a car which was very convenient considering valet is including and it only takes approx. 2mins to get your car. To travel by taxi is approx. $7.00 one-way in to town, if you stay a week or more you are better off with the rental car.
Also everyone will try to get you to buy a timeshare. We were met at the airport with one to the pueblo bonito. The guy offer $100 of a dinner to a selected restaurant and 4 tickets to the glass bottom boat which you will receive at the end of the presentation, but he wanted us to pay $20.00 deposit to make sure we attended and we would receive it back also at the end, we agreed and then he said not to show this ticket to anyone else. So we show our ticket to the lady at the rental car place which she offer more than he did plus our $20.00 we paid him (her offer: $150.00 off the rental car, $50.00 of dinner at The La Casona, 4 tickets to the glass bottom boat, a gold card (which can be used for numerous discounts on tours and restuarants, and even the video store), and 2 bottles of tequila, so we accept her offer and give her the other ticket. I recommend you attend at least one just for the discounts. They say it only last about 75 mins., but ours lasted approx. 3 hours, because they do not know how to accept no as an answer we said no they said ok, but you have to tell my supervisor why you said no, then she tried to sell us again, then we were sent to the office to get the tickets and discounts, after that on the way out the door another lady tried to say she can arrange all of our tours and activities for us, and give us even more of a discount on what we already had, to guest what? see another property for timeshare, by this time I was furious and took the tickets and discounts we had and walked out.
The beach has very coarse sand and is rough on your feet, so you should probably wear beach shoes. Also the wave were really rough our first couple of days, they put out a red flag which lets you know it is not safe to swim and a green flag when it is safe.
All in all with a few exception, the trip was lovely and I would do it again.

BEAUTIFUL PROPERTY!!! The construction was a little interrupting to sleeping in attempts, even on the weekend.

There was a group of us, on two different floors, and received calls each evening (before going out time) about noise levels. We were asked to "keep it down or be removed from the pool area" during daytime hours as children screamed and jumped around about 15ft from us in the pool.

If you are looking at the hotel from the beach the property (sister hotel) directly to the right would be the place to stay for young to middle aged adults without children so that you can enjoy your stay!
