My husband and I were talked into taking our 3 college aged sons to Cabo for spring break this past week and rented condo 202 from Bjoern Koch from 2002main.com directly. He was very nice to deal with in making the arrangements. Terrasol was perfect for our family. It was a large 2 bedroom 2 bath condo with plenty of room for all of us.The unit showed its age and would benefit from remodeling like many of the units there but then would probably cost more; it could have been painted and freshened up and pictures hung on the nails in the walls in the bedroom. The kitchen was dated but adequate for the little time we cooked it it. We made simple breakfasts and sandwiches. The unit had plenty of cookware, dishes - needed a new coffee maker. A good bbq would be nice. The shower pressure and tempature was poor in the bathroom. Beds were comfy and the view of the city at night was beautiful. We loved the new plasma tv with dish and enjoyed the sirrus music channels.

It was peaceful and relaxing for the parents and close to town for the teens to walk everywhere and for us to feel safe. I feel we got good value for the money compared to the cost of other condos. You have to compare apples to oranges. The grounds are beautiful and it is located on the Pacific side of Cabo which are peaceful, isolated with no vendors and the beach is not swimmable but of course our teens had to test the waters.
The pools were great, a jazzuci would be a nice addition. The staff at the bar pool were lovely and made good cocktails for $4 each and good snacks for $7 each. We walked to the resorts on either side, the Solamr and the Playa Grande and they were definately resort destinations but also more costly. Terrasol is perfect for relaxation and we were so busy with seeing all the sights and dancing the night away in town it was nice to come back home to relax.

The office staff, especially Carlos was wonderful in helping with tours and dinner reservations and appreciated his kindness. I would recommed Terrasol but realize it is condos and not a resort with activities. I would go to rockstarrentals.com to check all condos that are available and compare prices. We loved Cabo and the boys want to come back next year.

We booked out condo through [---]. We picked condo 212 because it seems like a very modern condo with updated tiles in the kitchen and shower and were very excited to stay there, but once we arrived at the condo we found out that the condo 212 was doubled booked and they had to place us at three different condos for the duration of our stay.

We didn't make much fuss about it, although we should've because this was a big inconvienc to have to pack up our stuff three different times and move them across the beach from one place to another and up a flight of stairs. We even had to rearrange our activities around to accomdate this. Rockstar rentals did give us $100 bar credit, but we asked for $150 in order to cover the nightly service fee, that way we could at least break even without any additional cost. I didn't think this was too much to ask. Rockstar rentals seemed a little relunctant, but gave it to us in the end.

We were put into Condo 153 for the first two nights. The Condo wasn't very big, but it was cozy and the balcony had the best view of the sand and the ocean. We would put our blow up bed outside on it and take naps in the late afternoon. It was heaven. There was plenty of dishes, sheets and towels. It wasn't renovated like the Condo we had booked, but it was clean and comfortable and that was what we hoped for.

On Day Three we were due to move into Condo 107, but they people already in it had not checked out yet and we had to wait until 2pm before they could even move out stuff into it, however they still had to check us out. We were already running late for an activty, but reluntantly agreed to pack out bahs and have the staff store them up front until they were ready to move us in. The staff was very accomdating, pleasant and helpful. You could ask for the world and they will try their best to help you.

After arriving back to the resort we were glad to have stepped into Condo 107 for a nap, the staff had already put our bags in the room. At first glance the layout of this Condo is very nice, but after getting settled in you felt your skin crawl with how grossly outdated it was. There were literally no towels, limited dishes. One of the showers didn't drain right and you were left standing in an inch of water at the end of your shower. Half the burners didn't work. The floors were dirty and cracked. All the tiles in the whole COndo had so much wear and tear I don't think they could ever be cleaned. You almost felt like you couldn't touch anything or walk on the floors. Every night I stayed in this Condo I felt dirty.

Finally on day six I went up to the front desk and asked if our next Condo was available and to inquire if we could move early. Luckily it was and we moved right away. Condo 216 was by far the best out of all of them. It was upstairs, but it had two tvs, tons of towels, came with a 5 gallon bottle of water, shower curtains and an assortment of dishes. The Condo felt the most like a resort style feeling. We were greeted with bottles of shampoo and soap. It was bigger than the other two Condos and although older it was CLEAN! It was best ending to our vacation. We couldn't ask for better.

As for the resort. It is beautiful. The grounds was lush with plants and sand. There were three pools. One was heated. The food at the pool bar was awesome. It was fairly inexpensive and perfect everytime. The beaches were always quiet during the day and night.

If you are lucky enough to get a great room, you will enjoy the relaxing atmosphere of this resort.

We at rockstar rentals would like to apologize again to Tammy and her girlfriends for the inconvenence they where caused at terrasol this Easter week 2007. we did receive Tammy’s booking December 7 2006 and we did confirm with the owner of 212 and got confirmation from them for booking but two days prior to Tammy’s arrival we got a email from owner stating they double booked room and booking was going to be given to another agent they work with in cabo as you can image we were very frustrated as it is the second busiest week of the year we had very few options we did the best we could to get Tammy and the girls she was traveling with set up as we own several properties in Mexico and work with many owners in Mexico I can say this does not happen we are very sorry for the inconveniences we caused Tammy and tried to compensate them with bar credit and we would consider additional compensation if that would make them happy. Terrasol is truly a great location as many of the owners are remolding condos it will only get better and better. Regards Rockstar

I rented Unit 215 for 6 nights at the end of March 2007. I had stayed at the Terrasol on several occasions in the 1990s, when I organised vacations for large groups (40+) of my fellow employees. Each year it was was more difficult to get firm bookings or enough decent units for our group and we gave up on the place in 1999, going instead to Las Mananitas in San Jose del Cabo. I heard that the Terrasol was now run by the owners, so decided to give it a try for a short break this year. I dealt with Susan Edwards again of Delfin properties. She manages a number of the units and owns two, one of which was #215, a studio apartment.

This unit had been reasonably well decorated, and the living and sleeping areas were comfortable. Susan had told me that the kitchen and bathroom had not been updated, so I knew what to expect from that. However, the kitchen was very poorly equipped - only two dinner plates and one side plate, no serving dishes etc. and an assortment of mismatched glasses. Silverware was of the type that bent with any pressure, and we had to buy a new drip coffee maker, as the existing one spewed coffee all over the counter while it was brewing. We nicknamed the new refrigerator "The African Queen" because of the noise it made every time it needed to crank up. The tiny terrace would have been more comfortable if it hadn't been crammed with bulky white plastic furniture. The unit also seemed not to have had a really thorough cleaning in a long time. The several padlocked cupboards and large suitcase in the bedroom closet made us wonder what we were missing.

As most reviews have said, the grounds of the Terrasol are beautifully maintained and the few employees we had any contact with were pleasant and helpful. The kitchen now installed at the "old" Palapa Bar was a welcome addition - a limited, reasonably priced menu, but everything prepared from scratch, including guacamole and salsa. Not a microwave in sight.

There are few other ameneties at the Terrasol, and Susan had warned me that the exercise equipment was definitely "use at your own risk". There is now only one tennis court instead of two.

As always, the quality of the Terrasol units varies considerably. Even 10 years ago (the place was built in 1986) it was a bit of a crap shoot to get a decent unit. They ranged from beautifully furnished and supplied apartments that felt like someone's home, to poorly maintained units with the minimum of ameneties that were obviously there just to make a buck. I was very sad to see some units now practically abandoned.

The half mile Solmar Beach where the Terrasol is located was a gem until about five years ago - the Playa Grande Resort now dominates the beach, and they are still building. And there is yet another development at the far end, past the old Finisterra Hotel. I suppose nothing stays the same.

****Please note that I contacted the owner and she very promptly reimbursed me for the coffee maker we had purchased. She also explained that unit #215 is frequently rented in conjunction with #115 below, and that items of kitchen ware, bed linen, towels etc. are often transferred by renters between units, and then not returned. There is evidently also a problem with laundry items being returned to the wrong apartments by the maid service. She apologised for our problems, and will be buying more crockery and silverware.****

If you are lucky enough to rent one of the "good" apartments and want a quiet, restful stay with only the occasional foray into the smog and traffic of Cabo San Lucas, then you will enjoy the Terrasol. If you want a lot of action on site or happen to get one of the "bad" apartments, you will not be happy. Either way, beware of the margaritas at Mi Casa - I expect a lot more for a $10 drink.

Thank you for the heads up on this review. Other guests stayed in our condo following your stay and kindly provided an entire list of items that needed to be replaced and/or upgraded.

Today, a local friend will be purchasing an entire new set of dishware, glasses, cutlery, sheets, towels, new bedspread (the existing two were brand new in December), bathroom mats, pots/pans and other kitchen necessities. In December, there were 30 brand new towels in the condo which supplemented the existing inventory of both bath towels and beach towels. She will also be buying salad bowls, utensils and dozens of other items which have either disappeared or been damaged.

Condo 215 has a brand new fridge (no one has ever mentioned a problem with the fridge before) and this will be checked today. Based on a full inspection yesterday, the screen doors are being replaced, the hallway closet door is being replaced and a new shower head and faucets will be installed.

A new flat screen TV and dvd player were installed in December. The furnishings including a new sectional sofa, marble dining table and coffee table as well as patio umbrella and lounger are all relatively new (the last year). The condo has been completely repainted and is cleaned before and after each rental. I will speak with the Manager about the quality of the cleaning.

I was unaware that there is a suitcase in the condo. This will be disposed of today. There is one locked owners closet (all owners maintain an owners closet for personal items) which is the armoire in the living room. Only one section is locked and there is ample space in the drawers and side cupboard of the armoire. Additionally, there is a huge closet in the bathroom, a large wardrobe in the entrance hall and plenty of storage space in the closets behind the sofa.

Incidentally, the patio furniture is a personal choice. It can be removed but most people prefer to have the table & chairs as well as a recliner. These items can be easily dismantled and placed in the bathroom closet. Terrasol staff can quickly do this if one calls the front desk.

As we discussed, the condo was in excellent condition and very well equipped in December. If the last renters had not sent a detailed list of items that need to be replaced, I would not have been aware of the severity of the problem. This is why I sent you an unsolicited email yesterday itemizing the many things that are being replaced and upgraded.

Your overall assessment of Terrasol is fairly accurate. Property values have increased considerably and many owners have spent considerable sums of money to substantially upgrade their units. These units are either no longer available for rent or are rented at rates that are more in line with other properties in Cabo. For the $130 per night you paid, I still believe that a beachfront condo with an entirely new furnishing package is an exceptional value. Delfin 215 is right on the beach and the views are spectacular. Sadly, unless a guest takes the time to send me detailed feedback, I can not rely on the maids or outside contractors (union requirements) to accurately report back on the inventory of the condo.

This summer, many more owners will be completely renovating their condos. For this reason, particularly the noise factor, we will not be renting our condo or others in the complex during the summer months.

For some time, I have been debating whether or not to do a full remodel. I had hoped to continue to offer an exceptional beachfront value for future guests. As of this moment, I'm seriously considering replacing the floors, bathroom and kitchen and substanatially upgrading the condo. I would anticipate that the rates for next year will be increased to at least $250 per night.

Sheila, please accept my apologies for the inconveniences you experienced. Had you reported the missing kitchenware to the front desk, the Manager, Armando, would have called me immediately and arranged for replacement items to be purchased. Fortunately, the last guests did exactly that and we are able to take immediate action.

Hopefully, if you return to Terrasol in the future, you will find that the vast majority of the condos have the luxurious amenities and upgraded designer packages offered by the large, expensive resorts.

We stayed in Linda Clark's unit #162 in February 2007 for nine days. It was absolutely incredible. Clean, fresh and a private jacuzzi on our deck! We could see the ocean and step right out onto the sand from our deck. It had two master bedrooms (each with a king bed and its own bathroom). The kitchen was fully stocked with appliances. We found her online and were a little hesitant to rent without knowing someone who'd stayed there...but I am SO GLAD we did! We had a fantastic anniversary vacation. We loved it so much we immediately booked a trip in December to go back with my brother & sister-in-law over Christmas! Seriously, its a great deal in a quiet, beautiful part of Cabo.

Just returned from a week in Terrasol. I've seen a number of negative reviews and was hesitant, but we had a great experience there. We rented a 2bd/2bath unit directly from the owner on vrbo.com and got what I felt was a TERRIFIC value for a huge amount of space w/a balcony and ocean view. And it sure is nice to have a washer dryer for all the wet swimsuits & towels. It was an older unit and definitely showed a fair amount of wear but the decor was charming and nothing beats sitting on the balcony at "whale thirty" (4:30 pm.) every night with a pitcher of Margaritas taking in the whales & the sunset. Here are the pros & cons IMHO:

Pro: Gorgeous setting. Very private & quiet. Beautiful beach with no vendors. Very well kept grounds & landscaping. Ten - 15 minute walk to downtown & marina.

Con: No real "resort" amenities. There are pools and a palapa bar for bkfst, lunch & drinks, but that's about it. Big hill to walk up which gets old after awhile unless you are in good shape.

Those are the basic pros & cons that won't change. Other things to note is that I'd read mention of people getting sewerage smells. There does appear to be a problem that they are currently working on. We did not get any smells in our unit but did notice some walking around. If you are going soon, you might want to inquire about that. Also there is quite a bit of construction noise from the Playa Grande project next door. That'll probably be going on for quite a while so if you think that'll bother you, you might want to consider somewhere else besides the Lands End area until the project is completed.

The thing to know about Terrasol is that It is NOT a "resort" as most people understand the term. It is a condo complex of privately owned units. This is one of the things that appears to be at the basis of some bad reviews. Units are all different and all will vary as to quality of furnishings, upkeep, views etc. DO YOU HOMEWORK! Research your unit carefully, ask a lot of questions, and you won't be disappointed.

We would definitely go back to Terrasol in the future.
