NEVER again will I stay at Villa Del Palmar in Cabo San Lucas! I am an owner (Own several weeks) too at this, and I use the term lightly, "Resort". I've had problems at this resort for the past 3 years! As all the previous reviews have stated, checking in is atrocious (even for "Members"). The accommodations reflect a lot of serious deferred maintenance issues. On my most recent visit in June 2004, one of the windows in the Penthouse leaked water all over the living room floor. The air conditioning unit broke twice! Then the air conditioning unit started to leak water (condensation) through the ceiling. One of the bathroom toilets was continually clogged (Took 3 times before it was fixed). The railing on the balcony was almost completely stripped of the white paint. The lounge chairs on the balcany were extremely faded and ripped with holes. This is just the accommodations!
As for the staff and rest of the resort: The spa and massages are wonderful. Extremely pleasant and knowledgable staff. The "New" General Manager, whom I forget his name (Bald European) George?, was extremely rude and did absolutely nothing to remedy anything, except for one thing. For example, if you stay there you are to charge EVERYTHING to the room. This is for securtiy reasons, as the Hotel does not want the service employees handling cash. However, several of the Male Waiters insisted upon being paid, the tip, in CASH! One waiter actually insisted on a 30% tip! (He was let go that day by the General Manager)
Also, I was extremely upset that there are not enough lounge chairs, since people reserve them with towels, and then never use them. A policy that is not allowed, however none of the staff enforces it. GET MORE LOUNGE CHAIRS! (Especially, when they keep raising the "Maintenance Fee" for owners every year. This maintenance fee is supposed to go back into the property for more lounge chairs, umbrellas etc...) Also, the pool area ran out of towels DAILY, at least twice each day.
I wrote a letter of complaint about my unhappiness, as an owner, to the General Manager (which he advised me to do). Nothing ever happened. After that, I decided I was NEVER staying there again nor would I recommend the resort to anybody!
I am returning to Cabo again this week, however, as I promised, I will not be staying at Villa Del Palmar. Even though I own several weeks at the resort, I will ALWAYS trade them in and stay elsewhere. It is a shame too, since they have wonderful views of the bay and Lover's Beach.

The service at Pueblo Bonito (Rose and Blanco) is 100% better than Villa Del Palmar. They make you feel like an owner, even though you may not be one.

The best food in Cabo, and the friendliest, is the "Peacock" (I forget the actual name, but is located downtown). They have the best little pancakes for breakfast. The owner's, husband and wife, are the most pleasant people you will meet in Cabo! They are extremely accommodating. The food is fresh and outstanding. It is a homey place, but well worth it. They will cater to your every whim.

Also, don't get pulled in by the hype of bottled water in Cabo. EVERY hotel and restaurant HAS TO HAVE PURIFIED WATER! It is the law! When waiters ask or bring you bottled water, just say "agua de natural, por favor". Just a waste of money. :-)

As for the taxis, expect to pay difference amounts every time. You just need to negotiate. If you don't like to negotiate, just walk away, more than likely they will lower their price or another taxi driver will accommodate your price. Just be reasonable when negotiating. What is fair is fair.

We spent our 10 year anniversary at the Villa Del Palmar from Sept. 21 to Sept 27.
We had a great time. The rooms were clean and the beds were firm but not back-breaking. We were in the 2nd tower overlooking the pools/ocean. All staff were friendly and pleasant. Never had a problem finding a spot by the pools, but we did go later in the season when kids are in school.

We went into town each night for dinner; prices were comparable with US; dinners ranged from 40 - 80 for two dinners with drinks/appetizers. Never had a bad meal. Mi Casa/Office had very good food.

Walk on the beach was tiring; weather was hot and muggy but after a few days we became accustomed to it. If you plan on going into town, take the local bus that is outside of the gated entrance; otherwise it is $7 each way to downtime, which can add up.

If you want to do the time share promo, ask for better discounts on para-sailing, sunset cruises, waverunners, etc. Negotiating is all part of the game. You can typically get better prices if you book your entertainment outside of the resort unless you have negotiated a better rate from the timeshare folks.

Would definitely return to Cabo and probably go back to VDP but would not mind looking at the VDE or the Melia San Lucas, which were beautiful.

Attended the Mexican night show at the VDP, which was awesome. Great drinks, good food and the staff put on a great show. If you can only attend one, attend this one.

We have stayed at the Villa del Palmar three times and are going back next month. the service is great. and the attention to detail is fantastic. The main pool area is activity filled and something going on from 11:00am to 5:oopm. Stay here and relax. only a 20 minute walk to downtown or hop on a local bus for a quarter. ENJOY ! SCOTT L. A friend and I decided that while in Cabo we would take some time to getting a relaxing massage. We booked treatments (20% down, non-refundable) online two weeks before we headed to Cabo at Villa Del Palmar Spa. Well relaxation was not to be. When we arrived at the spa, they had no record of our treatments. Thank goodness that we printed the confirmations. We were told that the manager, who is responsible for booking the online appointments into the spa computer was on vacation for 10 days and he was the only who knew about the online bookings.

So we were offered another time for our treatments but since we were staying close to town (Villa is about a 15 minute cab ride) a taxi ride $12 USD each way was really not worth our time and trouble. So we headed back to our hotel feeling very much NOT relaxed.

Don't book on-line and the cab ride there and back may not even be worth it since we were in no way compensated for their mix up.

Cabos San Lucas was lots of fun and it was a perfect way to celebrate our 1st anniversary.

Villa del Palmar was okay. Our room was clean and comfortable. Yes, the beds are hard. But, they offer foam mattresses through the premium services group-so you should be able to work it out one way or another.

Our room was on the ground floor which was not so bad, since we were right by the pool. But, two days after we arrived the pool was closed for 4 days due to reconstruction. I guess September being a slower time of year-is the time they do their construction projects. What ya gonna do?

Activities every day by the pool were fun. They have theme dinners every night-which we did not particpate in-but they seemed well attended. We found most restaraunts to be less expensive than the theme nights and we had some really wonderful meals!

Gold card and time share presentation was strong. We did the time share presentation to get the gold card...and really we only saved money on excursions. You get 15% off of drinks and meals as well-but we ate off property a great deal. Not sure if it was worth it in the end.

They charge you $4 a day for housekeeping if you are using as a timeshare. Well worth it-the maid cleaned our dishes and made cute tissue flowers and towel animals. I love that stuff.

We rented a car. We found this much more convenient. Cabo is HOT. So, a 20 minute walk into town under normal conditions is not too bad-but when it is 100 degrees...gimme a break. We found the car god to have-since we also took trips to Los Cabos and Todos Santos. We love to walk and Cabo seems safe-but I liked knowing we had a car. Be forewarned-they make you sign your life away if you decline their insurance. I booked through AMEX which has a rental car insurance deal. But still, I signed my life away....for a FORD focus. LOL!

Get the Mexico for Dummies Book! We ate at some great places---Cafe Carmela (by the marina) for breakfast. Great mango smoothies..yummy.

Peacocks had amazing fresh fish.

Mi Casa...great mexican food and fish.

In Los Cabos we ate at the Tropicana which was also delicious. Peacocks was very romantic and delicious....by far my favorite.

If you just want an American hamburger and a daquiri...try Billygans. Very Americanized...by a good local place. They have HUGE 2/1 drinks.

As far as activities...ATV to Candelaria was AMAZING, snorkel cruise to santa maria and the sunset cruise were great. If you ATV, prepare to get dirty....you are in a desert!

We had a great time and Villa del Palmar is convenient to downtown and the marina, and they have an on-site excusrsion place that can help you book your activities. Hilton and Westin are farrrrr away from downtown-and if you do not have a car-it will cost you a small fortune in taxi money.

Have fun!
