Stay away from Villa Del Palmar!!!!!!!

We booked our stay at Villa Del Palmar based on the activities they had listed on their web site; make sure you check out the room before agreeing to stay in it and make sure they guarantee you a view. This is definitely not a 5 star hotel. The staff was great but the hotel is old and should use the timeshare money from Villa Del Arco to remodel. I had hot water problems in our one-bedroom suite on the 8th floor. The room next to ours as well as the 7th floor had the hot water problem as well. It was so bad that in the morning if you did not get up at the crack of dawn to take a shower the hot water would stop running completely. We informed the front desk and each time they had someone work on it the hot water would run for an hour and shut-off. If we would have been able to move to Del Arco, I would have, but there was not any space. The hotel offered to move me to another room, and informed me that it was on the 2nd floor. When I went to investigate the rooms in buildings 1 and 3, I had to go downstairs into dark hallways to get to the rooms. I f you choose to stay at any of the Villas, stay at Villa Del Arco and visit Del Palmar for the activities . At Del Palmar request a room in building 1 or 3 on the 3rd floor or higher. Do not go during spring or winter break because the staff will be overworked and you will not get the attention that you deserve for the price you pay. My best advice to you is stay at Villa Del Arco it is a new property and the pool area is quite nice; no loud music, games, etc. The "welcome package" that the hotel offers is a timeshare presentation. Take the tour, get the gold card (useful at the hotel market, deli, spas, and fitness centers), ask for a free activity and a dinner to be included before you sign anything. I recommend you use the fitness center and spa at Villa Del Arco. The fitness center at Villa Del Palmer is small and does not have good ventilation in the cardio room. My husband and I both agree we will NEVER stay in Villa Del Palmar again!

Timeshare people were very overwhelming! Unfortunately, we were sucked in and it took up a whole morning of our time. My husband and I have never been to Cabo and unsure of how we wanted to spend our time. The great deals and discounts offered for sitting through presentation were only valid if we bought tickets right after the 2 hour presentation. We were so tired and burned out from the constant sales pitch, that we couldn't think of what we wanted to do for the week, so we didn't buy discount tickets. The focus on timeshares were a big turn off. My biggest regret was to agree to hear the presentation. Our room could have been more updated, sometimes no hot water and always no water pressure. I overheard at least 2 other groups of travellers who had problems (misunderstandings?) with the hotel...not a good sign. The servers and staff at the hotel were awesome (except for the timeshare people and everyone affiliated with them. They are nice until they know you will not buy and then....?)
Lastly, upon check in, we gave our luggage claim ticket to the concierge who arranged for our timeshare presentation. She said she would have our luggage sent to our room while we talked wih her. Well, many hours later, we found our baggage still sitting outside the hotel by the curb! When we asked the luggage handlers why they didn't deliver, they said they weren't allowed to unless someone was there....I would not recommend this hotel, but check out some others...Cabo is beautiful and the emphasis won't be on timeshares, it will be on enjoying your vacation and the beauty!

On arrival to Los Cabos, we meet our transport outside the airport, as advised by the company on booking keep clear of the time share booths inside the airport. We walked straight past and had no problems. We had originally booked 3 rooms at Villa del arco, our rooms weren't ready so we went out to the pool area and got a few beers and lunch, great resort and pool. We noticed there were a few groups of people waiting and were complaining loudly. We were there for maybe 40mins when the manager came over and offered us a nite in VDP in the 3 bedroom penthouse and all inclusive. After discussions with the rest of our party we put it to the manager that we would take his offer if we could stay at VDP for the 7 nites and all inclusive which he agreed to. As we weren't prepared to move resorts again. Within a couple of minutes a van arrived to transport us to Villa del palmar, check in took no time at all, people were very polite and friendly. Not once in our 7 nite stay were we approached by timeshare in the lobby. The penthouse was beautiful, 3 king sized bedrooms with ensuites, dining, kitchen, lounge, family and laundry facilites all first class. On the balcony the 6 person jacuzzi was clean and surrounded by sunbeds and umbrellas. We ate and drank mostly at the resort, food was magnificent catering for all our tastes and even our 5 year old grand daughter. Service was outstanding in all areas of the resort. The grounds were kept clean and tidy at all times, with plenty of activities to keep everyone entertained. Los cabos was a great town and found the people friendly, shopping was good, not too touristy. Being our first visit to Los cabos and having been to a few places like club med maldives, fiji, hawaii, this resort wes up there with the best of them. The swimming with the dolphins experience is truely something not to be missed, Would recommend this resort to all. Can't wait to go back

My wife and I spent the week of December 8 through 15 at the Villa Del Palmar in Cabo San Lucas using an exchange through Interval International. The Villa Del Palmar, La Estancia, and Villa Del Arco are all located next to each other and allow you to use other resort’s facilities (pool, bars, restaurants, etc.). I read many reviews that discussed both positive and negative aspects of this resort. Individual experiences will vary so I will try to keep this to my observations and opinions based in fact, as opposed to emotion. Please note that we like lounging on the beach, finding a good place to eat and drink, and do a little shipping. We are not big party people; don’t drink till 2 am, or like constant loud music. We like a quieter vacation where we set the tempo. The following are my observations of the area and this resort:

Resort
• The resort was built in the mid-1990s and lacks a few of the modern amenities. Maintenance is also becoming an issue.
• This resort is more of the “party” resort than the others (La Estancia or Villa Del Arco) and was somewhat noisy around the bar, pool and hot tub.
• Grounds were very clean, landscape and pool area were immaculate.
• The Villa Del Palmar is the “live” entertainment center (dinner shows) for the other two resorts.
• The concierge service is the kick-off for time share presentations – they were fairly aggressive about getting you into a timeshare presentation, however, they will assist in setting up activities if you don’t participate in the presentations.
• The beach in front of the resort is a public beach and the beach vendors are out in force – They can be somewhat annoying but they do take no for an answer.
• Happy hour at the resort was from 3:00 to 4:30 – 2 for 1 drink specials.

Area
• 15 minute walk along the beach to the entrance to the marina.
• Numerous restaurants/bars along the beach toward the marina so you can eat at a different place each night.
• Cab fare from airport is expensive ($50-$70 each way) – we used Trans Cabo and it cost us $63 total (round trip). We set this up online prior to arrival.
• Local cab fare is set up by zones - $7 (2-3 mile radius), $12 (4-7 mike radius), and $15 (up to around 8-10 mile radius). These costs include tip. If you go outside these areas, you need to negotiate the fare with the driver.

Restaurants
• Along the beach some good food and drink: Las Palmas, Mango Deck, Billigan’s Island, The Sand Bar, Tobasco’s, and The Office. With the exception of Tobasco’s, they all take Visa/Mastercard.
• Good restaurants in town include Edith’s and Cabo Wabo Cantina.
• We had nachos and pizza at the resort – it was good enough, but with all the choices just a few minute walk away, it’s tough to eat at the resort.

Activities
• Went scuba diving through Manta Dive Shop. They came highly recommended and I understand why. Good dive guides, good rental equipment, good local dives.
• There were kayak, Jet Ski, sail boat rentals as well as parasailing – we didn’t partake in these activities; however, many did.

Our experience was marred somewhat by the lack of hot water in our one-bedroom unit. We contacted the maintenance staff daily and while at first they were very responsive, they quickly tired of my calling to request they fix the problem. As a result, I do not plan to return to this resort. The Villa Del Arco is significantly newer and has the positives of the Villa Del Palmar without the negatives.

We arrived in Cabo on the 8th of Dec. and stayed at the Villa del Palmar til the 15th. There are three hotels that are run by the same management company in which you can go to eat and swim and use your room number to charge your meals and drinks to.
I would suggest you not get the all inclusive but pay for your drinks and misc.Also try and buy your groceries for breakfast and lunch at a store(costco) or someother since the store on the grounds is very expensive.Eight dollars for cereal,seven for peanuts,10.00 for 2 gallons of water,etc.We ate all our evening meals in town via taxi.Cost is 70 pesos from hotel to town. They have a huge mall with a lot of upscale restaurants which will cost you about 80-100 usd for two. Meals are very expensive in Cabo compared to Cancun.
