For the traveller that wishes to get away from the large beach resorts and experience a smaller, friendly. local place, with a dive shop, go no further than Villas H2O. The owners Min and Marco gave excellent service from the moment we arrived. Min was always ready to recommend good local places to eat, either in town or on the beach. Little touches like advice on bus service to Tulum, the 6-pak of beer after our arrival, or cooking extra food for breakfast (as I was on a restrictive diet) were above and beyond the call of duty! We loved that this small hotel was only a 10 minute walk from town and so close to many wonderful cenotes. Villas has a lovely courtyard, garden and eating area by the outdoor pool. Our room was clean, simple and uncluttered and very chic. The breakfasts consisted of fresh fruit, fresh squeezed orange juice, coffee/tea, freshly baked pastries from the town bakery, a variety of cereals, toast and yogurt.....all delicious. Eggs, bacon and sausage can also be had if Drew (the chef) is working. Marco's dive shop had excellent rental gear, fabulous Dive Masters (Daniel and Daniella) and much expertise in the area of cenote/cavern and cave diving and we would highly recommend him if you have never tried cenote diving before. We thought - sure we will do one or two dives - and ended up doing six! The experience is otherworldly, spectacular and not to be missed if you have good bouyancy skills. If you are a diver, do not waste time on the touristy places (like Rio Secreto & XCaret, etc.), but seek out the real cenotes with Marco and his excellent Dive Masters and you will not be disappointed. We would love to return to Villas H2O and would not hesitate to recommend this hotel to anyone.

On our Mexico trip, we stayed at the Villas H2O twice, for one week each time. The staff is really nice, the hotel is gorgeous, the rooms are very modern and it's a chilled-out smooth atmosphere.
The divers of our group also enjoyed the tours in the cenotes a lot.
Definitely worth a stay!

We made reservations for 3 nights and enjoyed Villas H2O so much we extended for another 3 nights. It's away from beach and from busiest part of Tulum village, so very quiet and peaceful. Marco was welcoming and a great source of recommendations for meals and sights. Ask for a 2nd floor room, if possible, as there is more likely to be a breeze and you won't need AC. Our iPads and iPhones had bad WIFI reception over most of the property, but they don't seem to have same range at home either, so maybe more an Apple problem. We were always welcomed in the reception area where reception was just fine. Also, great pool, long enough to do laps to burn off great local food. We'll definitely return.

Marco was helpful and welcoming from the very moment we stepped through the door. The rooms were spotless, calming and cool, and very reasonably priced. We both slept extremely well in the comfy beds. It was a welcome contrast to some of the shabby overpriced beachside accommodation.
We particularly enjoyed the communal dining area by the pool where we ate breakfast every morning and brought in food on one of the evenings.
Marco also had heaps of great recommendations of things to do and practical advice. We would recommend H20 to any weary traveller passing through Tulum who wants a refreshing alternative to some of the more aggressively touristy options.

It was my 3rd trip to Tulum. I used to stay at one of those beach bungalows but recently the prices of beach bungalows has gone up a lot that I decided to stay in town this time. I am very happy that I stayed in town and that I have found Villas H2O as the best choice after comparing a few other boutique hotels in town. They were the most beautiful one but definitely NOT the most expensive one. No frills, no small charges here and there, they were very generous and showed right attitude to accommodate guests. Even though I wasn't so new to Tulum, it was still nice to feel that I was in good hands with people who cared when traveling outside my home country.

This hotel is beautiful, a nice mix of B&B and Hotel setup, meaning that it's got that homey and personal B&B feel but the property is large and smartly designed which offered privacy. We often felt as if we had the whole Villa for ourselves even though the hotel was fully booked at the time of our stay, it never felt crammed. The seemed to attract a nice crowd of people from all over the world, along with a laid back warm vibe the owners and staffs presented.

I'm glad that I no longer need to search again for deciding where to stay in Tulum on my next vacation, I'm definitely coming back to Villas H2O and will recommend this hotel to all my family and friends.

I and two other friends have just got back from a week vacation in Tulum and had an excellent stay at Villas H2O. Based on the rave reviews and photos on their website, we went ahead and booked first three nights thinking that we'd spend last few nights on the beach, but we loved it so much that we ended up happily staying the whole week there!

The place was more beautiful than as advertised on their website for sure, it was such a pleasant surprise as we walked into the property. They've got only 8 rooms but the manicured tropical garden, huge pool, the thatched roof chill out lounge, the zen style rooms, it's all sooo spacious and tastefully decorated and maintained.(coming from NYC, space really matters. :) And QUIET! Nice waking up with nothing but birds chirping, beds so comfy, high thread count Egyptian cotton sheets and towels (which is a rare find in Tulum!), nice shower pressure (another rare quality in Tulum as well) with plenty of hot water and the air condition was working too well and silent.

The owners and staffs were very friendly and accommodating, providing us heaps of helpful information about the area they knew by heart and making us feel safely at home. They are cave divers and instructors with a nice Scuba diving facility attached to the reception buliding. I am not a diver but my two other friends were, it was nice of them to invite me to the cenotes without having to pay for a snorkel tour cost, which was great. They seem to have a lot of fun underwater, I've decided to get my open water certification on next visit, they offer discounts for hotel rate when taking dive packages.

We highly recommend Villas H2O as the best hidden secret of Tulum and home away from home. Can't wait to be back there this winter!
