We had a great time in Penthouse 1401 owned by Gerry and
Mary. The view was great, the penthouse was spacious. We
really enjoyed the breakfast nook that overlooked the ocean. It
was really enjoyable for our family vacation. There are many beautiful hotels and condos in the area but this is our second time at Las Brisas with our four children and we did not feel like we missed out. We loved that the pool was never crowded and
was always kept clean. There were comments on the property needing repair and many say "you get what you pay for" however,
in this case it is not as bad as they make it seem. It is not the plush hotel with luxury lobbies and fine restaurants but it is sure removed from all the hustle and bustle. The pool area ... we just love. At night it is a very quiet and romantic place to sit with a drink and enjoy the view and breeze of the ocean. The maid was honest and did a great job. A couple of things that could have made the stay a tad more comfortable would have been if the airconditioner in the kitchen worked. I planned on cooking most days so it made it a little uncomfortable in there at times. Also, I mentioned to Gerry that the sofabed needed repair. They have some thick cushions like sleeping bags that you can put underneath the sofa bed to make it more comfortable. It really helped but still, it needs to be replaced. He said he was unaware of that and that he will see that it eithers gets repaired or replaced. Really... their place was very, very nice and the master bedroom was wonderful... the beds were all extremely comfortable! Hope this helps!

I am an owner at Condominios Brisas and some of the reviews are certainly unfair to an entire complex! Every Unit is individually owned an operated what people do to the interior of their units is THEIR business just like in your own home.

My unit has been refurbished is well taken care of and commands a more $$$. MANY people who contact me are in search of a bargain you do get what you pay for.

After the Hurricane Wilma which lasted 3 days, there were things which took time to come back. Cancun on a whole came back in less than 6 months can we say that about Katrina and New Orleans? I even have my own beach chairs and cushions so guests will be comfortable. The beach is SPECTACULAR and the POOL HAS ALWAYS BEEN well maintained. The Ritz Carlton it s not but then I suggest you stay there. Condo vacations are great but not the same vacation for people who are looking for the 5 star experience with staff waiting on you hand and foot.

To those of you who are planning on renting look at feedback, picures, the price of the unit and listen to the owner, if the price is too good to be true guess what it is and I guarantee you the unit is not taken care of...

Hope you publish this for all the GOOD OWNERS at the complex of which there are several and have beautiful units in a spectacular location!

Stay away from Las Brisas Cancun . This is far from Luxurious or Elegant . The whole place is horrible. The condo was ok but not very clean and very old and not updated and only partly refurbished . Brooken pool side furniture , no Palapas on the beach or chairs, the brick pathway is dangerous to walk on , holes everywhere . The property poorly managed and you can still see the hurricane damaged everywhere . Lots of condo vacant and abandoned . maybe in 2 or 3 years this place may be a 3*** but not now. We moved on our last vacation week at own expenses. Could not stand the noise , this complex sits on top of a highway , impossible to enjoy the open doors.

NEVER AGAIN !!! The description of the condominium at Las Brisas was misleading and unfortunatly we had paid in full , however we were ready to move out regardless but could not find any lodging due to holiday pick season . We had a wonderful new place for 1 week at 1/2 the price and that made us forget this unfortunate experience

My husband and I stayed in condo unit 4007 recently and had a wonderful time. We purposefully chose the southern end of the hotel zone to stay in because we knew it would be quieter during spring break. The unit itself is exactly as presented in the photos on the web - very refreshing to find out. It's very roomy, clean, great location, wonderful patio on which to sit and view the ocean (from either side of the villa situated in front of it). Only negative on the villa itself is it needs a full-length mirror somewhere in the bedroom. There is only a mirror above the sink. Nice large, tiled bathroom. Plenty of kitchen space.

The complex itself is where people are going to have a problem. The hurricane damage is still quite visible. There are still some boarded-up windows; the entire grounds need to be repainted, upgraded; there are rubble piles in front of the penthouse units on the beach. However, the pool is large and lovely and cool. A negative on the pool is you may want to bring a yoga mat. These are the hardest lounge chairs I've ever laid in. There is no pool swim-up bar. Well, there is, but it is not manned. It would be nice to have some music, food, drinks out there, but just bring your own.

It is a lovely place to sit and stare at the ocean. As I said, the unit 4007 itself is wonderful. If you don't mind not looking too closely at the complex itself, definitely worth a trip. We would go back in a heartbeat. In fact, the Saturday we were there, there was a general assembly held. The condo owners, it seemed, had posted papers stating how upset they were with the association's laid-back attitude on fixing up the condo and how it was hurting their rental situation. So maybe they'll kick it into gear on fixing the complex up.

Overall, a place we would go back to. Mila and Zlatko were wonderfully informative owners. There to provide you with as much information as you wanted, or not. Didn't bug you at all.

A two bdrm condo, spotless, modern kitchen with dishwasher, large balcony overlooking the ocean , with ocean breezes every day. Pool, cable TV, ac, drinking water, friendly Canadian owners. WE had been traveling for over a month and wanted to relax away from the noise, congestion, pollution, touristas of Mexico, wanted something more like home, and this hit the spot. All the amenities of home. We sat on the balcony each night and admired the beautiful lights on the passing cruise ships, and in the morning, our coffee, watching the sun rise, enjoying the sea breeze, and we even saw dolphins passing by. We walked on the white sand beach for miles. The onsite store supplied snacks, and beer etc. The whole complex is almost finished getting major facelift after last years devastating hurricane and the pool and common areas are looking very nice. .Excellent transportation right at the front street with fast and easy access to restaurants and shopping etc. Reasonable rates and a great spot for travelers who don't want the usual touristy Mexican vacation
