The Royal Resorts provide the best in location, facilities & service at a good value. Villas are well designed and maintained. Swimming in the Caribbean and pools is great. The staff is dedicated to providing the best vacation environment for families and couples as well.

We have coming to the Royal Mayan since it opened for about 25 years and always had wonderful time. Our daughter grew up there. This year, my Godchild,husband and kids came. It was great to see the resort and all it's ammenities through of children they had a ball. However there is pall over the place knowing that the resort will not be there next year. Probably the best example is at the El Conqistador. We always had superior meals and service there at the end of our vacation. We know the waiters,Some who have been there for 25 five years. The menu has been cut back and most of the signature items eliminated. There are surcharges on some meals which does make any sense. While the service was excellent, the staff is walking around not knowing whether they are going to have a job. Royal Resort could be doing a much better job managing this situation. While the resort stay was excellent, I have to feel for the staff making the best of it in a bad situation.

We have owned at the Royal Mayan for 30 years and it is coming to a close as far as our timeshare use. Once again the staff, grounds and building seemed just like our first year stay in 1983. It was great then and still continues to be a first class resort. We have about five years left on our contract at the Royal Caribbean. All of the Royal's are first class resorts. If you require excellent wifi Internet connection you might be disappointed but enjoy everything else that is available.

Room Tip: Stay on the Oceanside not the lagoon.

Been to the Royal Resorts many times and enjoyed the complex.
Now that they instituted a mandatory overpriced 105 dollars per person a day all inclusive will have to look elsewhere. For 1440 dollars a week for 2 people plus your room rate on top of that 2300 dollars for 2 bedroom condo for week, It is now considerably cheaper to stay in the USA and go to a timeshare on one of the US coast. Will not be back unless they go back to dropping all inclusive

First time in Cancun, utilized a friends timeshare for the stay at the Royal Mayan. We had a great experience. We felt the rooms and the entire property was very well maintained. There was constant cleaning of the grounds, the beach, and the pool area. The staff was very friendly and accomodating. We ate at their restaurants and really enjoyed them both. The Happy Hours were fun!! We had heard that this is the last year for the Royal Mayan as it is being sold and were concerned about how the property and service would be under that situation. I give credit to the staff, as there was no lack of service, or attention to detail. If the other Royal Resorts are run in the same manner, I would not hesitate to stay a t Royal Resort anywhere!! Very nice stay and experience!

Room Tip: Ocean view, higher floor had a great view of both the ocean and the pool area.

Virtually everything said here is accurate. We stayed at the Royal Mayan from 1/5 to 1-26, 2013. This was our 14th consecutive year here. The place is excellent from the people to the cleanliest, to restaurants to their outdoors sports bar.

The Royal Mayan property is part of a trust that expires 12/31/2013. As a result,THE PROPERTY IS BEING SOLD THIS YEAR. It is going away.

There is no indication who, what, where or when this will be completed but 12/31/2013 is a realistic target.

The adjoining Royal Resort properties, the Caribbean and the Islander along with the Royal Sands down the road are being converted to all-inclusive resorts. They are also part of a trust with different expiration dates. Enjoy all while you can.

Current membert of the resort trust have various options too extensive and complicated to list here. If you're an owner, check with management of the Mayan for your options and details.

Don't discount the Caribbean and Islander in your travel plans. They are also excellent.

Room Tip: Avoid lagoon side, consider uppper floors 7 and higher.

I would never stay here again. At check in we were told that we must have a printed copy of our reservation. We keep all of our travel stuff on our phones/iPad so we didn't have anything printed. After a few minutes of negotiation, he finally agreed to look up our reservation by name. We needed to put a credit card on the room in case we charged anything to the room. Turns out that they don't take American Express. I handed him my Visa, which was also a debit card. He would not accept that. After much negotiation he allowed us to not put a credit card on our room. It was as if the front desk man was trying to be a huge pain in the butt.
We were then told that we had to switch rooms on Saturday morning, which was really annoying because we would have to re-pack all of our stuff. Upon inquiry we find out that this is not a hotel at all, it is a timeshare, and that is why we had to change rooms. The room we got was a "Junior Suite" there was a small balcony (no chairs or anything and only big enough to stand on). It was advertised that there was a flat panel tv, but there was only a small older flat screen television. There were no amenities available except soap, so we had to purchase shampoo. When it was time to switch rooms, they informed us that it was mandatory that we be in the room at 11 AM waiting for the bell person. We were outside playing in the ocean and came back at 11 AM. It wasn't until 11:45 and four phone calls to the font desk that they finally sent someone to move our rooms. What a waste of time. Stay at a regular hotel and save your money. The front desk staff were rude. The good things: The ocean and beach are beautiful and steps away. The pool is well-maintained. The room was very clean, and the housekeeping and maintenance staff were very kind.

Room Tip: If you must stay here, be sure to get a one bedroom suite so that you have the bigger balcony. Also...
