“Great hotel, close to the airport”
4 of 5 stars Reviewed March 9, 2013

My husband and I traveled with 4 other couples from March 1-March 6. This is our fourth time to Cancun and we have stayed at all different hotels including the Riu Cancun and the Gran Caribe Real. This hotel definitely exceeds the others in some areas, however it is lacking in some also.

Let's start with the arrival to the FAC. Upon arrival, we were not greeted by the staff nor offered drinks as we have been at other hotels. It did take quite a long time to get checked into our rooms. Nothing really that bad to say about the arrival, but it could have been smoother.

We stayed in a Superior Garden View room which we were very impressed with! Some of the couples we stayed with had lagoon and ocean views which they paid more for but we found ourselves liking ours better than theirs and some ended up talking to the front desk to switch rooms (which they did happily). The rooms are very clean and we had an excellent housekeeper!! It seemed like every time we left our room and came back, it had been cleaned again. We did catch up to her one time and give her a tip, which she much appreciated. The only bad part about the rooms is that the bathrooms are very small and the bed was rock hard. Although for us, we didn't care too much as we spent little time in the room.

Our group spent more of our time by the beach or pool area which we loved. First days were spent on the beach, where we enjoyed swimming in the ocean and laying out. The beach is huge and extremely beautiful here!! By far the best we have had in Cancun!! One of the best parts was our excellent service we received on the beach. Quick shout out to our waiter Angel!! He was the best server we had on our trip!! He was always keeping our drinks full and surprising us with different types of shots. He always had a smile on his face and was very friendly to our whole group!

Now to the pool area. When we first saw the pool area, we were very surprised that the swim-up bar was empty. Typically, at all of the other hotels we have stayed at...the swim-up bar is the place to be and always packed with guests. At first we were excited that we could be the first people at the bar and could get drinks right away, but then we quickly realized why there was nobody there. The water is extremely cold!! So cold that we could barely get in, even when it was scorching hot out! This was a disappointment to us, as the swim-up bar is usually one of our favorites spots to hang out. Luckily, the beach was a blast and we had great service down their so that is where we spent most of our time. Because the water was so cold in the pools, we went to the hot tubs at the hotel. This water was lukewarm (would not consider it a hot tub!). If the pool was this temp it would be about perfect, but we did had fun sitting in there as we could not handle the cold water at the pool. This is where many people congregated because of the cold pool water.

Now onto the food at the FAC. The breakfast buffet was excellent! Many things to choose from...some of our favorites included the homemade omelets and the french toast (soooo good!!). There are three different breakfast buffets open in the morning, our favorite was the one that became the Asian restaurant at night. For lunch, the best hands-down are the fish tacos near the pool!! These are delicious!! Everyone loved this place (we also got many tequila shots there!). Near the pool area, they grill up chicken, ribs, fish etc which was quite tasty as well. They also have a snack bar with food such as hamburgers, french fries, nachos, chicken strips, etc.

Now we will discuss all three restaurants in the order from favorite to least favorite. Our favorite was the Asian restaurant. This was an amazing meal!! The sushi, spring rolls, soups, entrees...everything excellent! For dessert, make sure you get the fried ice cream...sooo good!! Our next favorite is the Italian restaurant. Very good meal here as well! Our least favorite was the Mexican restaurant. The food was just OK. We had complaints about the duck and some of the other entrees that the meat was not cooked very well. We were excited about this place as we were expecting fresh salsa, authentic Mexican food, etc but none was really offered.

Overall, all the restaurants had great food. But our one complaint is that the FAC should had reservations. Other hotels that we have stayed at require reservations and I wish this one did because we would get to the restaurant all ready to eat, then were forced to wait a very long time... about 2 hours wait at each restaurant!! Also, don't expect to get a large group seated. Anytime we went to get a table, they would not let our group of 10 sit together..we always had to sit in small groups of 2 or 4. The last night was almost comical as we had a table of 2 and two tables of 4 that were right next to each other. These easily could have been pushed together but when we asked to do this, the staff said no and seemed very annoyed with us for asking. Also, the Italian restaurant was sooo slow..we were there over 2 hours just waiting to get our food. The food was great though..just reservations and better accommodations for larger groups would have made the trip more fun.

Just a few other things worth noting: the coffee bar in the lobby area is amazing!! They have delicious frappuccinos and awesome ice cream as well. We didn't go to many shows but did attend the Michael Jackson show, which was excellent! There was not much night life at this hotel, but our group didn't care as we had our fun during the day by the water and were exhausted at night so just went to bed.

We do want to note that this is the cleanest hotel we have ever stayed at! The hotel staff was always cleaning and mopping everything. The FAC also has the best customer service among the staff than any other hotel we have stayed at. This is a very nice hotel if you want to hang out during the day, relax by the beach, and get great customer service.

Room Tip: Ask for a Superior Garden View room facing the pool..most of these have balconies and an ocean view.

The location is wonderful. Just 15-20 minutes from the airport. We had an ocean front room and the view was hands down awesome. The beach was plentiful and the sand was pristine. The staff was always courteous and we just wanted to thank Susana at the front desk, and Christyan, Josue, and Fred from the staff. We look forward to our return.

We with our friends have stayed in this hotel in the end of February. Dress code in the restaurant Rosato was Casual Elegant, but the visitors of the restaurant were wearing beach clothes and beach shoes. Why nobody is ensuring the right dress code? This shows, that the visitors, who wear clothes according to the required dress code (as we were) are not respected at all.

Hopefully, the hotel will pay more attenion to this requirement and will ensure that clothing code is obeyed.

My boyfriend and I traveled here on Tuesday, February 19th - Sunday, February 24th. We booked our trip via cheapcarribean.com which was fine. We used Olympus tours for transportation and booked our excursions through them and everything went well. Upon our arrival we were very impressed by the resort and overall ambiance and being greeted with drinks. As soon as we arrived there was no wait so we were able to check-in. We were informed during check-in that we had two double beds. We were quite annoyed since that is not what we booked. Since, we booked an ocean view room w/ a balcony and that wasn't available. So, our patience began to wear thin. But, Arturo an amazing front lobby staff took very good care of us and ensured us that we would have our room available tomorrow that we booked. Also, in the meantime he let us take a look at two rooms that we could look at for the night. He did an unbelievable job trying to rectify a what could have been a horrible situation.

The hotel itself was very clean and staff was very attentive. The rooms were nice, but quality of sheets could have been better for what we paid. I saw some complaints on comfort level of the beds, which I thought were fine again just the sheets. Just a warning in the morning in the Seaview Tower area if you are a light sleeper like me you will be woken up by birds at 6am. The noise level at some points was unbearable that I just got up. Overall, rooms were nice and housekeeping did a great job.

During our stay we ate at all of the a la carte restaurants. Here is the order we rank them: 1.Asian 2. Mexican, and 3. Italian. The Italian restaurant had the longest wait and the food and service were just okay. Overall the hotel food was very good, but please be aware that at these restaurants it's all about presentation, so you may have to order more with your meals. (But that’s the beauty of an all-inclusive) We also enjoyed the buffet for breakfast at Kalmia more so than the outdoor morning buffet. Ana made amazing omelets at Kalmia. We also loved the FISH Tacos at the taco bar. The staff there was great; especially Jonathan who always went above and beyond to serve you. Please get the fish tacos don't make the mistake like I did to try shrimp tacos which were not as good. Overall, the quality of the food was great and we enjoyed it a lot.

The resort had a very nice beach, but not sure if it was the time of year we found the waters to be rough for our liking. Very nice pool area, but water is very cold like others have noted. We've stayed at other all-inclusives and thought that activities and overall liveliness was missing from this hotel. This hotel has all the amenities, but should really look into enhancing their activities during the day and night. The hotel doesn't have a lot going on at night except for the lobby bar. The bartenders there aren't the best. But, the guy at the tapas bar was amazing. What is saving the lobby bar is wait staff like Yessica who really takes care of her guests. She spared us the agony of being ignored at the lobby bar at times just to get a drink.

Another noteworthy experience was our couples massage on the terrace. I highly recommend. It was worth the money and the spa was very nice. We did go out in downtown Cancun which was fun. We went to Coco Bongos' one night which is a show to see, but a little overpriced and overcrowded. But, you definitely need to leave this resort if you are looking to party.

We enjoyed ourselves and the hotel had a lot of things we wanted; but we would have loved it more if it was livelier. I hope this helps anyone who plans on visiting.

Room Tip: Seaview Tower nice views, but birds we too loud.

Although older, the rooms and common areas were very clean and the beds were comfortable. The staff was very friendly -- especially our server Sarahi at the pool. She was excellent!! I liked that you could order drinks as well as food from your poolside lounge chair. Watch out for the birds though - they'll swoop down and grab any unattended food. I also thought Ana, the omelete maker, at the breakfast buffet was very nice. The only minor annoyance was that the servers at the taco bar sometimes ignored our attempts to order and just stood their pretending not to hear us -- this happened more than once. The delicious fish and shrimp tacos kept us coming back though. Overall an excelllent trip -- lots of laughs and sun!

Room Tip: Not all rooms have a balcony including the deluxe ocean front rooms -- so make sure you ask for one...

It was my first time to Mexico and was unsure of where to stay. I am so glad that we chose Fiesta Americana Condesa Cancun. The stay was fantastic. The resort is very clean, the food was good, and the workers were AWESOME!! We had some favorites of Carlos, at the lobby bar, Ralph, at the swim up bar, and Rayul, the waiter at the beach bar. These guys were top notch and made our stay the best. My only negative was the spring breakers that were there. Next time I book I will make sure it is not spring break!! Hats off to the staff!!

This hotel was a huge disappointment. Upon arrival, we were told that only double rooms were available (we purposely booked a king, as my husband is too tall for a full). We were looking forward to a relaxing, restful vacation, but it's difficult to sleep when one's feet are hanging off the bed. The room itself was tired and felt closed in with only a 70s-style metal sliding window (unscreened which seemed very unsafe, considering we were on the 5th floor). The bathroom was small and unventilated - the swimsuit I left to dry on one of the hooks never dried and instead began to smell of mildew. The tub/shower had a high lip and would have been incredibly difficult to maneuver for anyone with even the slightest mobility issue. Also, we ended up keeping our toiletries in our bags because we noticed tiny bugs had claimed the counter around the sink as their home. Unlike the first hotel where we stayed (which was much nicer and a third of the price), the tap water at Fiesta Americana is unfiltered, so bottled water must be used for everything, even brushing one's teeth. In fact, we felt like we were at the mercy of room service for drinking water because the cafe downstairs (the only other place we knew to get water) often ran out of bottles. Several times room service forgot to bring our water and we had to call a second time and wait an additional hour.

As for the food/beverages, breakfast was ok, but also probably the easiest and cheapest meal to provide. Every other meal we had, even at the specialty restaurants, was mediocre (think Applebee's)...very salty and heavily seasoned to cover up the poor quality of the food. The fish tacos we ate at the poolside bar were mostly batter with very little meat, a bit of cabbage, and loaded with some kind of mayonnaise-based sauce. We also ordered a margarita pizza from room service, and an hour later were delivered what looked and tasted liked a microwaved lean cuisine personal pizza. The mixed drinks all tasted the same - overpoweringly sweet with no detectable alcohol. The cleanliness of the poolside bar also seemed suspect. My mojito (of which I took one sip and did not finish) had lipstick marks on the glass, and our taco plate also did not look entirely clean.

I worked out once in the gym (rode the stationary bike and ran a few miles on the treadmill), and though the equipment was functional, it was outdated and smelled as though it had never been cleaned.

The beach itself was nice, but there are plenty of other/better places to stay in Cancun. We felt more like hostages than guests during our stay and will, under no circumstances, be back.

Thank you for taking the time to share your review. I would like to start by offering an apology for not meeting you in person while you were here and addressing personally the inconveniences that you had during your stay. I regret you weren't pleased with your stay, and that the resort didn't live up to your expectations. Every feedback we receive is very valuable for us as it is our most reliable source to locate areas we have to work at, in order to meet our guests expectations. I would exhort any guests who is having a bad experience to seek help while on the promises so that a suitable solution can be found.

Regarding the tap water, I would like to inform you that all the water at the hotel is treated and purified with a reverse osmosis filtration system which cleans the water before entering the internal water supply nevertheless we always suggest for our guests for drinking purposes, bottled water should preferably be used.

Hopefully you will give us an opportunity to host you in the future, please do not hesitate to contact me directly and I will personally make sure your next visit with us will be without any incidents.

Sincerely,
John Kirwan
