We just got back from staying at Royal Villas for 7 nights (Tuesday-Tuesday). Our church has been traveling to Mazatlan for years to partner with La Vina Church (down the street from the hotel), and have stayed at Royal Villas for 6 years in a row. We have personally been 3 years in a row. Overall this hotel is great! The value is great, especially when compared with what we would receive for an equal price in the US. We have no plans of switching hotels for future trips.

The rooms are very large, great amenities (coffee maker, fridge, kitchenette, great view of the ocean, nice balcony…), and clean. Our cleaning service was great. We never saw maid service, but always came back to a very clean room.

We did not book all inclusive, but enjoyed the happy hour and food at the poolside bar. Guacamole is AMAZING!

We anticipated the hotel being at capacity (we always travel over the local holiday), but this was the first year it felt very full. From Thursday through the weekend, the pool was very crowded. From so many bodies in it, the water became very dirty and cloudy. We mostly stayed out of it from that point, which is a bummer because we normally spend a lot of time in the pool and on the waterslide. It was hard to get lounge chairs over the weekend as well.

Our biggest complaint was that the elevators were not operating well. Sometimes they weren't working, and we had to take the stairs (8th floor is no joke). In our group of 20, there were a few with bad knees that had to use the stairs. Not good.

Hotel staff is very pleasant and helpful. We had no concerns there.

If you come to Mazatlan, this is a great option to stay at. Large, clean rooms, beautiful poolside area, and great beach access. It is also conveniently located in the Golden Zone, and just a short walk to our favorite restaurants (Panama, Panchos on the beach, Dairy Queen, La Michocana for popsicles…). If you are interested in water sports, there are several vendors on the beach. You can bargain with them for great deals. Our group did parasailing, banana tubing, jet skis, and sunset horseback riding- all for reasonable prices.

Last year we took advantage of the spa, and had a great massage!

We are looking forward to our return next year!

Having visited Mazatlan twice a year for several years I have felt safe and welcome at this beachfront hotel. The pool is clean and family friendly. Rates are better than the "up-the-beach" hotels, condos and resorts. Rooms are clean and many have kitchenettes...stove, microwaves, coffee makers, refrigerators, etc. Staff speak English and are very friendly and helpful. Tourist info available at desk. Fantastic restaurant with high quality cuisine and well presented, yet comfortable for families. Many great restaurants in the area and tourist shopping close by. It has all the amenities of much more expensive resort hotels...and it is on the bus line to many of the fantastic visitors' sites in the city.
For those looking for something different to do and a means to help the under privileged I recommend connecting with the Vineyard Church about 4 blocks South of the hotel. You can find an opportunity there to worship in a Christian church on Sundays and an opportunity to serve in one of the underprivileged neighborhoods.

Room Tip: Go with the rooms on the south side of the building and on the beach side.

We are owners at Royal Villas and usually spend three glorious weeks there in February-into March. This year (sadly) we were there for only one week. My wife, and our friends absolutely love the place. The staff from the Bellmen to the maids and front desk personnel are the best and the warmest. If they can help in any way they accommodate and quickly. If you have an issue, it gets addressed! David and his staff are the best. The reservation system headed by Cecilia is excellent. Christian in sales and marketing is the greatest. Royal Villas is located on the best section of beach in Mazatlan bar none! The breakfast buffet is great, and the restaurant
Hacienda De La Flor is 5 star. The décor scares some people because it looks extremely pricey, but it isn't at all. Give Royal Villas a go, you will enjoy the experience!!

Royal Villas Mazatlan

After an 8 hour drive we arrived at Royal Villas in Mazatlan at 2pm. Valet underground parking.
Check in was quick and efficient. We had our usual Tulum 2 bedroom unit, very large and spacious with 4 balconies, 3 small and 1 large. Ocean Front view. Full kitchen minus oven, lots of closet space, 3 bathrooms with tubs.

The resort is smaller but well maintained. Clean but not fancy but units are equipped well and spacious. We had room 801& 803.
We opted to do the All Inclusive which was enjoyable including room service, snacks, water and soda in room. The restaurant on site Hacienda de La Flor has a newer menu, new tablecloths, chairs and uniforms for staff. Lobby are has been painted, reupholstered furniture etc.
A few of the nights they had a buffet which was different, or off menu. We had Spanish flaming coffee a few nights which was fun and entertaining.

The pool and beach remain the same , very clean.
We did some shopping in Mazatlan, walked the malecon which appears cleaner . We also took a Pulmonia to the aquarium which has been done over. We enjoyed that a lot. The rest of your stay was roaming about on foot in the Golden Zone etc., laying in the sun, or on one of our patios. Service was for the most part good although there were a few functions that happened whole there filling the hotel and we did notice an extreme drop in service at those times. We have made note of this and will go earlier next year as usual.

David the manager as usual was very helpful and friendly. Cecilia made sure we had our reservations in order. Raphael and Francisco at the lobby bar always great. Arturo the bellboy so friendly and helpful. Elias the pool waiter was excellent. We also noted almost everyone's English had improved, good for them. We did meet some folks also from Chapala, small world for sure.

So our stay was great other than a few nuisance issues, the maid as before lacks in many areas. The refrigerator frequently not restocked but a quick phone call fixed that. We also had a continual on slaught of tiny ants in kitchen. You can go back to my other reviews for more info on units and what they are like exactly.
We also did two timeshare presentations while in Mazatlan, no more. They have gotten way too aggressive and frankly bordering on mean and scary. We did Marina Grand which was a total scam and they threw us out more or less on threat of an armed guard when we did not buy and we did not receive our full agreed upon peso amount for our time. WE also did La Jolla and they acted like we were on a job interview to get in and afterwards attitude like we deceived them as we did not wish to buy. We found to many discrepancies. One of those too good to be true presentations.

Will be returning to Mazatlan and Royal Villas in Oct 2014. Another fun vacation.

We are time share owners at the Royal Villas, have been for the last 15 years, and for the last 2 years we have seen a big slip in service, and this year 2014 was the worst, to begin with when our room was ready went in to check things out and the maid did not clean out the refrigerator for there was someone take home container of food left, that was not cleaned out, and a empty can of beer left on the counter., then beginning of the week tables were not wiped down , finger prints and dried food were left from previous owners and one day during the week the bedroom was not even cleaned or beds made, Dave the manager told us the maid said the bed room door was locked and she could not get in,which was a lie because my wife and I left at the same time, and took the elevator down together, she went shopping and I went to the casino, we came back 2 hours later room was swept out but door was open to bed room and beds were not made., we have up to a couple years ago have had excellent made service, and tipped the maids very well elevators were breaking down almost every day , and for a person that is ready to have a hip replacement taking stars really hurts.

If it was not for the maid or service elevators Im not sure what we would of done , we are not the type to complain much, we just go with the flow of things most of the time but let this be a warning to any of you folks that are part timers or who are thinking about buying in to a time share there BE VERY CAREFUL!, We were also taking to the owners of one of the Penthouses that said the service has really fallen off , and that the maintenance fees seem to be not going anywhere ....we will be thinking about selling our remaining time on our contract and going some where else....it is getting that bad!

I brought about 80 people here all inclusive for a wedding. I booked it without ever seeing it before, so a gamble on my part.
I was relatively happy, but they need a lot of help to make it a resort.
Pros: large clean rooms with kitchen. Comfortable beds. Nice pool, nice beach. Nice outdoor restaurant, just beside the pool, perfect for shade. We brought babies and it was very baby and kid friendly. Waiters were very friendly. The lady helping me with the wedding was great. They put on a great wedding reception and let us party. The waiters were GREAT at the wedding. Really good buffet breakfast. No issues with theft. Cleaning ladies were great.

Cons: awful front desk service. Awful bartender... Very rude. Food was slow. You had to order a good 1-2 hours before you were hungry. We paid for all inclusive... But we weren't allowed ANY shrimp on the menu!!!??? It's MAZATLAN for crying out loud... They're famous for shrimp!! That made me angry. I asked our wedding planning lady and she didnt care. You can't order food at the restaurant by the pool during the day, just the snack bar, which is low staffed and over needed. They need to put more attention to the day time pool users - which is a LOT. When we booked this place for our wedding they promised us (the bride and groom) that we would get upgraded for free. We didnt. And when we asked they acted like we were crazy. We just brought them 80 people at slow season... You'd think they would at least do that. That was super lame.

All in all, I think I would maybe stay here again as long as it was within our price range and got really good deal.

Also, hit up the taco stand across the street. It looks dodgy but it's amazing. And cheap. And safe.
End note: Mexico is safe. We love it there!

We recently stayed her for 10 days and it more than satisfied what we were looking for. The hotel has a great pool area and easy access to the beach. It has a smaller more low key feel instead of some of the larger resorts on the beach. It's conveniently located in the heart of the Golden Zone. The service was great and overall we'd stay again.
