The service desk has an attendant that seems like she is very bothered with every question I would ask her. They charge a 10 percent service fee but do not like to answer questions...just be warned. Otherwise, it is a clean place.

We stayed at Sebastian's in May and had one of the rooms across the road from the beach. Although there was no view from the room we spent little time there anyway just to crash out each night! The room was clean and the aircon worked really well, there was also a small cooler in the room. The staff are friendly the only let down was a boat trip that never was (Thanks Capt Paul!)
The restaurant is very good for both breakfast and dinner (we always skip lunch!) with a varied menu (as one of the other reviewers said the Conch Fritters are great).
The beauty of Sebastian's is the location just a 5 minute stroll to Long Bay and a 25 minute hike to Carrot bay, we walked everywhere except when returning to the airport.
We would not hesitate to stay here on our next visit to the island (which hopefully will be very soon!)

Try the conch fritters.

no pool but great sea to enjoy. Beautiful

If you need more than a room, try Sebastian's On The Beach Villas, which are just a quick walk from the main hotel. We traveled with our teenage son, and wanted to have some basic kitchen amenities, so staying in a villa turned out to be a good option for us. We had a beautiful large, oceanfront room with a generously sized balcony, a small kitchen with fridge, microwave, toaster oven and coffee maker, a sitting area with a pull-out sofa for our son, a large, comfy queen bed, a little dining area and a spacious bathroom and vanity area. The built-in safe added a measure of security for stashing our valuables while we were out exploring. It's a quick walk to the beach. The on-site restaurant is nice for those times when you want to stay put. It's pricey, but not out of line with any other dining on the island. We could not get wi-fi in our room, but could get it by walking down to the courtyard/restaurant area -- where you need not purchase food or drink while you check your e-mail or brag about your stay on Tortola to your Facebook friends. Also, the restaurant was great about providing us with ice for our room. All the staff -- at the hotel and the restaurant -- were friendly and professional. We especially enjoyed the woman who tidied our room and kept us with plenty of towels and shampoo. She is a lovely person. The beach at Sebastian's is beautiful and even worth snorkeling. I am not sure I could have slept on the fold-out sofa for the duration, as my son did. I know he was glad to get back to a regular bed at the end of the trip. Yet, it worked for us for the time we needed it.

We've stayed at Sebastian's many times and are always very happy with our stay. The staff is friendly, the food is very good, and the views are fantastic. For optimum views, go for a beach front room. The tropical yard rooms (just across the street) are clean and very reasonable.

Great spot to surf (or watch the surfers while sipping a cold drink on the beach). Don't miss Sebastian's famous rum. As an extra bonus, if you're in town during a full moon, you can walk to Bomba's to enjoy the full moon party. Highly recommended spot with fabulous views!

I read the reviews before staying at sebastians and decided to give it a try. When the taxi pulled up I thought, "oh, crap!" Ended up, we LOVED it! Some reviews complained that the hotel is split on both sides of the road. It is, but the road is more a 1 lane alley type road, and caused no problems to us at all. We stayed in the courtyard area and were very pleased. The rooms are little outdated, but were clean and comfortable. This is not a luxury hotel. It is a quaint little hotel with great service, food, and views. Someone also mentioned drug dealers hanging out by the hotel. Yes, there were some shady looking people hanging out down the street, but I saw that EVERYWHERE in the BVI. Just be smart. Miss Cynthia was our waitress and was the sweetest lady ever. The beach is literally a few steps from the bar and is gorgeous. We felt we had the place to ourselves and had dinner, drinks and played cards in the outdoor bar area. If anyone gave Sebastians a bad review, it was because they didn't know what they were looking for. This is not a luxury hotel with a spa and nightlife. It is a small beachfront hotel with a laid back caribbean atmosphere. I would definitely stay there again.

Room Tip: We stayed in a corner room and it was much larger than our friends' rooms.

We were very happy with our stay at Sebastians. after staying on Campgrounds in JVD and St. John, this place was a pleasent surprise and reasonably priced. We got a beachfront room for 185/night. The beach was 6 steos from our front door. The rooms were clean, and turned over daily.

The restaurant was good, and had a nice view. We spent some time walking over the hill at Long Bay Beach which was beautiful. Great for a nice long walk on the beach.

Room Tip: Room 1 has a great view and slightly more private location
