Let me begin by first saying that I was initially scared. My wife booked the hotel and the. I began looking at reviews and seeing queen and king beds made up of two twin or double beds placed together. Ours was not. Whew!!
Moving on, the security is tight. You have to be chimed to let in. So this is a good thing. But once you are checked into the hotel, you get your own key. Not key card, actual key.
Parking is nonexistent. Front desk informed us that we can park on the street in spaces that do not have yellow on the curbs. A short drive around town and the only color of the curbs is primarily yellow. Not only are you fighting the beachgoers for a space but you are also fighting for a close spot. The closest spot found was ~0.5 miles away...so bring your walking shoes. Or if the hotel staff told you ahead of time, you could request a reserved spot at their sister hotel's parking lot. The sister hotel is down the road a bit and the lot is two cars deep and two cars wide. The other option is at the DoubleTree Hotel's parking lot. According to the Acacia's staff it is $20 a day. Upon arriving to the hotel, there are two options. Self park in which the sign at the entrance had no maximum per day listed, rather a starting price of 5 for the first hour and an additional $2.30 after that for each hour afterwards. Or you can valet for $22.30 with no in and out privileges. That's $22.30 each time you park at the hotel per day. But if you leave and then come back, it's another $22.30 whether you left once or twice. So there is pretty much no parking near the hotel.
The spa is a nice touch. But spa towels are not onsite as they are only at the pool which is located at the sister hotel down the street.
Shower water temperature was extremely difficult to control. Either really hot or super cold. Minor adjustments of the handle would yield large temperature swings. If you manage to get the water at the right temperature, take a fast shower, as it won't be there for long.
Be prepared for stairs. The hotel has no elevator. Nothing but stairs. If you are on the one side, you could be on the fourth floor. But the other side only goes up to the third floor.
Upon walking into the room. Three things were abruptly noticed. First, it was really dark in the room. Second, it was really hot in the room and after hiking bags up three flights of stairs, it felt even hotter. And finally, that someone decided it was in your best interest to purchase a coffee table that was roughly 16" tall and to place it right by the door into the room. So if you are wearing flip flops or sandals, watch out as you could stub your toe and break your nail like my wife did.
There was only two towels available to use. But ask the front desk and more can be obtained.
A couple of nice things was the hot tub at Acacia and the pool that was down the street at the Windchime.
The meals were kind of expensive as a bagel with cream cheese would have set you back $6.
Overall, a cute hotel with a lot of quirks. Just be prepared.

Acacia Boutique Hotel is a strange combination of charm, old, very budget and simple, and high-end due to its excellent restaurant. I stayed for one night in between more luxury hotels and I don't plan to stay here again on future trips to San Juan.

For military and government folks, you may understand when I describe this establishment as 'military lodging' on a beach base. That's totally the feeling I got from Acacia.

That being said, it's not terrible by any means! However, if you're one that enjoys more luxurious types of service, and modern and clean rooms and grounds... do not stay here. This is definitely lodging for those on a budget.

Room -- We were booked for a standard room, but upon check-in, were upgraded to a king. The room is verryyy simple. The AC was not on when we arrived at our room, so it was very stuffy. We turned on the AC right away and it is one of those older loud ACs that sounds like it's rattling. We had a decent bed... it's sort of like a motel bed with dry/hard sheets and pillows. There is a dresser and a small coffee table and two small chairs... The bathroom is similarly very simple and offered just small soaps (the kind you'd find in a motel), a shower cap, and cheap shampoo/conditioner. The AC doesn't reach the bathroom so it is warm inside...

Hot tub -- Many folks talked about the hot tub. We didn't try it, but it looked very nice. It is indeed large.

TV -- TV has poor sound, but the size was fine. It was a flat screen above the coffee table, underneath the AC. I had a hard time hearing any dialogue on the TV due to the rattling of the AC.

Location -- If you like the beach, this is a great location! It takes perhaps 30-60 seconds to walk to the beach from the hotel entrance. We took a walk before dinner and it is a nice beach where we saw many locals enjoying their weekends. And to restaurants and bars on the main Ashford Avenue, it takes just a few minutes. Otherwise, Acacia is tucked away in a quiet neighborhood.

Staff -- Each member of the staff was very kind and helpful. Christopher has good food recommendations.

Restaurant -- Niche is a great restaurant... very strange that an expensive restaurant is located inside a budget hotel... Chef David from France is so attentive and personable, really appreciated his keen eye for detail.

I recommend staying here if you are on a tight budget or need to squeeze in a hotel in between others like we did. If you don't mind a budget feel with some discomfort (AC is a big dealbreaker for me... and having a hot and stuff bathroom...no...), then by all means, stay here and I think you will enjoy it. However, if you are more into the cleaner, more modern hotels... go elsewhere.

One more tip: Acacia is near Cafe del Loto, a nice coffeeshop that serves great coffee and food. (Not even a 5-minute walk.)

We really loved the hotel and beach area. Beach was beautiful. We went several times to eat breakfast at Niche food was good. The problem was the drinks were more than the highest price meal. We had one Mojito and a bloody Mary it was, 24.00 dollars. The second time which we knew better three drinks were 65.00. It was the bartenders second night and he put passion in making the drinks and was awesome. I just can't see spending that much on a drink. They were good but not worth the money. Do yourself a favor go to San Juan for happy hour. I have traveled all over the world and never spent that much on a drink.

First off, I booked a Deluxe balcony room and then later went onto booking.com and saw a premier blacony room that appeared to be advertised as a better room. I changed the reservation and was charged alot more money. When I got to the room it was 1:00 AM and the room was terrible. Hair in the sink, the room was smelly, and the balcony looked out to the parking lot, and the sheets and bed spread was dirty.

The next morning I asked if there was some mistake as I thought I had booked the room facing the hot tub and was told no. I asked if I coul dchange rooms and was told they were completely booked. I asked if I could get a refund and go somewhere else and was told no. The next day they told me that they did have a room available and moved me to the room I thought I had reserved in the first place. The room was nicer but not so clean.
There is no one at the front desk after 11:00 AM and people are out at the hot tub very late ad make alot of noise. It is also uncomfortable as the curtains do not cover the entire wall and so people can see into the room that are in the hot tub.

Positives: The staff was friendly, the food in the restaurant was good, it is close proximity to a beach, the neighborhood is safe and clean. Overall good location.

Negatives: Too expensive for what you get, dirty rooms-beds-and bathrooms. Bad Wi-fi connections (it hardly worked). Strange beach towel check out process - it was not consistent. Feeling of lack of privacy.

Room tip: Get a deluxe room on the top floors- they have the better views and are not so close to those in the hot tub.

Puerto Rico was one of our favorite places but I left the hotel this morning thankful for leaving it. The one positive thing about the hotel is the location at walking distance from the beach. The hotel has no parking, no elevator, no breakfast and a veeeeery expensive restaurant. My bedroom was smelly, the bathroom old and the toilet was dirty and leaked, the "door" is not enough if you don't have real intimacy with your companion and I could hear all the noise from the other bedrooms. Beeing married for long we managed but it was not great. The bed is also uncomfortable. We arrived at the hotel 14:40 and were told to just go somewhere and wait till check in time (15:00). We drove around dying to rest after 12 hours of airport and flying. I would not recommend this place nor come back ever.
