“Nice budget B&B on the beach”

I stayed at Tres Palmas with three friends for a couple of nights; we
wanted a budget hotel that was close to the beach and some restaurants, bars, etc. Tres Palmas was a very affordable option, and
we didn't really have any complaints about the simple, decently clean
accomodations. There is very little room to maneuver in the room with
2 double beds, but the bathroom worked fine and so did the A/C. The pool was lovely and we made good use of it, and we loved the rooftop deck and the hot tub. The beach outside is nice, though not the most gorgeous, but for a city beach it's quite nice. We had a rental car and so it was easy for us to get around, to drive to sightseeing destinations, Old San Juan, etc. I'd recommend it, or to get to know the bus system, because the area around Tres Palmas is fairly residential. We enjoyed walking around a bit, but there are fairly limited options in terms of restaurants/bars within a 20 minute walking radius of the hotel.

The people who ran Tres Palmas were all friendly. I'd recommend Tres Palmas to budget travelers, as long as you're not expecting luxury. If you're really picky or want to be very close to all downtown sites, then you should look elsewhere, but this was a lovely, serene place for us to be, outside of the main hustle and bustle of the city.

Ok make sure its the same place as im talkin a bout. "Tres Palmas guest house" right on the ocaen in sanjuan.houses not hotels.

good price great rooms on the ocean pools roof top hot tubs. ok brearkfast.
little pushy at check out ime. which is at noon. pretty nice..
ground are gated ocean 60 feet away. sit in the hot tub and look at the ocean.

Our original reservation was for the L'Habitation Guest House. However, they mixed up their paperwork and didn't have a room for us. They were very apologetic and drove us to Tres Palmas. We chose the ocean front suite and another room for our 2 teenagers. When we expressed concern about the suite being right next to the common area, Isaac said it was always quiet. We then asked Isaac for suggestions on a restaurant and a convenience store. He sent us walking through a very deserted, run down area. Plus, everything was closed for Good Friday. Tiny beach across the road, nothing to do or see nearby - our kids were bored stiff. When we decided it was time to turn in for the night, the traffic decided it was time to blast its volume. We didn't sleep all night due to the bass speakers, music, car horns, and partiers in the hot tub. The air conditioner made so much noise that it did help drown out the others. When we expressed our concerns in the morning, we were told that they've NEVER had a complaint about our room before. We left Tres Palmas tres exhausted and tres dissatisfied.

Found this Inn online and after reading the reviews and checking out other prices we picked Tres palmas. This place is great for the business man or a quick overnight, the price is right for that. Rooms are very small!!! Two double beds in one room with almost no room go walk around them. Pool area was clean and cute. The little courtyard walkways were nice.
Very small areas outside to sit at. NO room in rooms to sit. Breakfast was a typical continental one. Staff were great though.
Felt safe and would stay again if doing a quick overnight.
Oh ya, beach is RIGHT across the street. Nothing within walking distance though. Very limited parking out front.

“Nice spot”

Friendly staff await you at check in. My room was small but very clean. Hotel is across the street from the ocean. The beach in front of the hotel is okay but there's a great public beach a hundred or so yards away. The hotel features a public area upstairs with 2 jacuzzis and a great view of the ocean. I took my laptop and a couple of beers up there and had the place to my self. The free breakfast is okay -- cereal, bananas, muffins, oj and coffee. The hotel is a good value!

However, if you're walking it's a long walk to anywhere like stores or restaraunts. Uvaa at the Hosteleria del Mar is good and also a good walk down the beach. Pamela's is further down.
