“pleasant enough basic family holiday park”
3 of 5 stars Reviewed August 26, 2013

Spent the long weekend in a caravan which housed 4 adults and 3 children. Clean on arrival with decent bathroom. Bedrooms tiny. Outside furniture would be a bonus but luckily we took our own. Whole site could do with more litter picking and tables and floors in the entertainment were sticky. Entertainment mainly catered for the kids with the adult stuff starting so late you have lost interest. Everyone crammed in to a windowless room with the air-conditioning switched off and over-priced drinks. Very limited wifi on site! Food wise, only tried the chips which were good but expensive. Children were very unimpressed by the shingle beach, 2 body boards broken on first try as the waves were so powerful. Enjoyed the Sunday car boot at Africa Alive. Site pools small with numbers restricted and very slippery floors. Shop pretty good and not ridiculously over-priced. Overall; had fun but wouldn't return, must fun came from the 4 wine boxes we'd brought with us and the company!

Excellent stay at kessingland beach once again, the team stars were great at getting the teenagers involved in activities. The best part was the swimming, all the life guards went out of their way to ensure fun was had by all. The activities on offer at the swimming pool were good value for money, it was always clean and well staffed. Kate and Jonny, were great fun. Plus all the other lifeguards at the pool were also always happy to interact with the kids making their holiday that little bit more special.
We have had a excellent holiday and didn't want to leave, we would definitely recommend and will be returning again soon.

We arrived on Saturday and I was wanting to go home on Monday, but decided to stay for the kids. Then come Wednesday I couldn't take it any more so we went home. Reasons for leaving was the caravan was very uncomfortable and we was put near the rd so couldn't let my 2 children play out side and on my booking form it said 2 infants so being situated near the rd into the park wasn't ideal. We took our dog with us and the amount of dog poo on the beach and on the paths leading down to the beach give us dog owners who do clean our dogs mess up a bad name. Went twice to try the kids entertainment in the evening and the fact they do bingo every night at seven and staff are walking around telling the kids to be quit well is stupid if you ask me. I know it's only on for half hour but that's a long time to ask a 2 and 4 year old to be sssshhhhhhh. Then I went to the bar to get the kids a drink and little tub popcorn cause they had a little machine on the bar and I nearly fell over when it came to nearly ten pounds. The place was very tired and dated but the price of everything was very hi. Well haven't really got time to keep going plus I think I'd run out of space . I will never be visiting a park resorts again. We have done caravan holidays for the last four years and loved every holiday but sure what we r going to do next year as I couldn't cope with the only holiday we've had this year to be like that again .....

If this had been my first stay at a Park resort I would not have come back unfortunately this was my second stay and you came a very poor second to St Margaret's Bay at Dover.
The staff were unfriendly when we arrived, but we were told we could explore the site as we were early for booking in, the on site shop was ok but did not have what we wanted and so we went outside of the resort.
The beach was average but this is not your fault merely an observation.
The Evening entertainment was absolutely atrocious if you were over the age of 11, and I had particularly picked this site because the entertainment was meant to be good.
The first Night was meant to be a Michael Jackson Tribute act but he did not show up due to illness and we were fobbed off with some 2 bit band that were rubbish and no apology from the entertainment team.
There was a brilliant Comedy Magician one night but he was only on stage for 45 minutes which was such a shame.
On the Thursday night we had a comedian as advertised except he was a singer who told jokes between his songs and although he was an excellent singer you could not call him a comedian even though the resort did.
If you are over 11 there is no decent entertainment for teenagers or adults and this needs to be addressed quickly.
Also If you want to have a quiet swim in the morning before all the kids get in and splash about you either have to own a caravan or the only day you can go if you don't own a caravan is a Wednesday again no use to anyone over the age of 16.

We booked a short holiday at kessingland to break up the summer hols. We booked in got our keys and went to our caravan. On opening up the door there was stale smell, we stepped inside and it was dirty, with stains over the carpets. Mold was present around all windows and curtain and even on the bed sheets. I used a broom to sweep the carpets and pulled up dust and animal hair including dog treats. It transpired the tains in the carpets were from dog urine! We complained and were told they couldn't move us as the park was full. The head of house keeping came out to apologise for the mess and said their were personal issues with the cleaners family! Totally disgusting and unacceptable avoid park resorts at kessingland they don't clean unless you complain.

In addition to the above the pool was inadequate with a one in one out policy,

Had a great time, site very clean and a well equipped caravan. My two children loved the parks and amusements. Very close to pebbly beach so headed to Lowestoft for beach activities. Staff welcoming and kept the site well maintained. Very quiet at night.

We booked a week holiday at the end of season. The caravan was clean and very close to everything. The staff were all friendly and went out of their way to make our stay enjoyable, the children's entertainers were brilliant, the kids and adults enjoyed the entertainment and they got everyone involved. The club was clean and drinks were reasonably priced. The swimming pool was clean and very well staffed. The beach is right on the doorstep which was nice for evening walks. The fish and chip shop was on site and food was lovely and cheap. We had the best holiday there and didn't want to leave, we would definitely recommend and will return again.
