Me and my Fiance have just come back from the Falesia having stayed for 4 nights. The rooms are really spacious, basic but clean and all you need really. Was delighted to have a bath also. We stayed board only but ate at the hotel in the morning and i give it 10/10 for food, quality and choice, it was outstanidng! Its a short walk down the steps to the beach which is also lovely. Everyone we came across was so friendly and helpfull. Will be returning again some time in the near future.

we have just come home from a weeks holiday at this hotel it is very good value lovely staff great apartments and good food full marks for everything but there is always a but evening entertainment is outside round the pool bar and you sit on plastic chairs and tables very uncomfortable but apart from that excellant value for money would highly reccomend this place family friendly all inclusive available

Just back yesterday from this hotel,booked late deal after checking reviews and all i can say is i must have been dropped off at a differant hotel to the one i had read reviews on.As advised by some reviewers i e mailed the hotel before i travelled to ask for a room with a view, i explained that i was just out of hospital the week before and had limited mobility so would be spending time on my balcony so would appreciate a nice view to look at.I did not even get the curtesy of a reply from the hotel.On arrival picked up our keys and receptionist said any problems you can ring reception from room telephone.We went to our room and although it was a large spacious room the balcony was looking into a load of trees, i tried phoning from room phone to reception but to no avail as phone didnt work.We then had to go all the way back round to reception which is a good bit away from room we were allocated especially with mobility problems.I asked could we change rooms and receptionist looked at me as if i was crazy she said we hadnt paid for a view because we had used a low cost holiday company, and that we had only just booked last minute i explained that i had been ill in hospital and was only looking for a quiet place in the sun to recooperate and would pay any extra that was needed to get a decent room.However she said there was none available so we were stuck.However the room itself was oky apart from some spiders webs.I am not the type of holidaymaker who goes round takin pictures of broken things in appartments i,m there to holiday and enjoy myself but could not help taking photos of this place,although appearing clean on the surface some of it was filthy.On our arrival night i accidently dropped a newspaper on the bedroom floor,I went out the next morning and forgot to lift it,and although cleaners had been in it was still lying on the floor so i decided to leave it to see what would happen,when we left a week later it was still lying there and that was the floors ment to be washed.The toilet drain was smelly and hit you the minuite you came in the front door.The bath was disgusting with chunks out of it which had been attempted to be disguised with white paint.The vanity unit round the sink was never cleaned once in all the time we were there.The lift was broken three times in the week but luckily we were on the second floor so could walk up the stairs although it was a struggle for me.There was peanut shells on the lift floor when we got there and were still there when we left so obviosly lift was never cleaned.The toilets by the pool were filthy and as this was where all the entertainment was held they were used a lot the walls and ceiling were covered in spiders webs.We were astonished on our first night when we got all dressed to go to the lounge to be told that the entertainment was all outside every night on cobblestones and plastic tables n chairs and although the weather was lovely during the day it was a bit chilly to be sitting out side some nights.The entertainment was ok and Tony singer and entertainer was a great laugh the entertainment was good for kids but as we are a couple it was quite basic.The bar staff were nice and worked hard as did the annimation team.We were all inclusive but didnt really enjoy the drinks so ended up drinking cola.The meals were nice enough but not a lot of choice and sometimes food was really cold.On arrival for your meals you had to give your room number every single time you went in and if there was no staff at the desk when you went in and you walked in they shouted you back out when they did appear to get your room number.The older man on the door dont know if he was a manager or not but every time you gave your room number he would ask you to repeat it, and on one occaision told us there was already someone in from our room,as there was only two of us i dont know how that was possable.The beach was lovely but there was 134 steps down to it which was fine but i found it difficult coming back up.I went to reception one day and asked where the nearest bus stop was and the receptionist stared at me n laughed n said TOO WHERE i said into town n she told me where stop was, but failed to tell me there was a curtesy bus runs from hotel which i found out at a later date due to another holidaymaker.Also this hotel has no money exchange facility but told us to go to next hotel,which we did.The next hotel told us they only exchange for their own clients and when i told them that our hotel had sent us down they just rolled their eyes and said well we dont.but they were kind enough to do it for us on this occaision.Also the hotel trips are overpriced if you walk to the shop at bottom of hill you will get trips half the price.Hotel were charging 14euros to go to loule market we went for 5euro 60 cents using the shop and had a great day our guide was hillarious.

Arrived at 1pm and was given instant access to rooms although I know most people had to wait until 3pm. Huge apartment with adequate kitchen facilities. No kettle but had noted that from reviews on here so took my own. The weather was lovely (September) and the pool area always has hundreds of sunbeds. The walk to the beach is down 135 steps but it is literally 2 minutes, not sure how people can complain unless they are elderly or disabled. The cleaners in my block were great but I know others felt they werent much good. The food was probably the biggest issue. There is a repeated salad buffet each night and day but then other than a pasta dish there are only two choices of main. It does get a bit limited over the stay. We werent all inclusive but cant say I minded as the food at the bar was disgraceful, chips not included or ice cream and the service there was appauling as the bar staff during the day were very rude. If you pay for the food and drinks then they are of a far better standard than if you are all inclusive. The vodka on all inclusive smelt like JD and tasted like turps! There was limited night entertainment and it was poor when there was any not even bothering to do the kids disco most nights. The general area in the town itself is also basic and if you do need to buy food try to make the walk to the inter market which is at the bottom of the hill turn right and then left and at the end of the road as it is half the price in the tourists shops. There is a lovely restaurant called europa which is left at the bottom of the hill, it is very quiet and doesnt look fantastic but the food and drinks are out of this world and half the price of the others restaurants next door. All in all we liked this holiday and found for kids it was perfect, a good distance from any roads, quiet and everything needed is in reach and you can relax without watching the kids like a hawk, if you dont have kids this may not be for you as probably a bit basic and boring and you arent treated particuarly well by the staff. It is only a 3 star though, not a 4 as advertised by some companies. Something i also noticed was people talk of the algarve as beautiful, although the beach was nice, the general area was no better than turkey so i think a car is needed to explore if you want to see the best of the area. Also more expensive than uk so take a lot of money!

Room Tip: K block is good distance from the pool so quiet but no sun until 6pm on balcony

Good Points; Spacious rooms with comfy large beds (bit hard but was comfortable for us) Clean rooms well kept, Bedding, pillows and towels were clean and smelt nice. Pool area was clean and spacious with a good bar for snacks and drinks. Gorgeous views from the pool looking out to sea. Apartments looking over the sea had lovely views but unfortunatley we were behind this. Also if you have children, there is a nice playarea for them to play in. And a short walk to the beach.

Bad Points; We went self catering but wasnt planning on using facilities in the room as we like to go out to eat, however if we did want to use the facilites there was no kettle, oven, toaster and not many pots and pans to cook with. The food in the on site restaurant in the morning for breakfast was 4/10. A lot of choice but not very and sometimes cold, also the juice machine used different measurments all the time so it always tasted different which wasnt very nice. We used the restaurant on our last evening to stay local, but the food was horrendous. Cold, tastless and overall poor quality. Put it this way im glad i wasnt all inclusive and felt sorry for the people who were.
Lights for the stairs to your apartment didnt work proplery so you couldnt see in the dark at all. Lock for door going in and out was stiff and balcony door was also stiff. I couldnt mangage in and my boyfriend had to do it. Shower was nice and powerful, but there must of been a blockage problem in the drains as the bath filled up very quickly with water and was more like taking a bath.
There was also not enough sun bed cushions to go round for all the beds and they were very thin and quite uncomfortable therefore people used two or three for one bed so other people wanting a cushion later on in the day couldnt get one.

Other points; We walked to Albuferia the strip one day and to vilamora another. Albuferia took us an hour to get there and vilamora 1hour 50 mins to get to. So it is quite a distance from the main towns. Isnt alot to do in the area that this hotel is located, so had to pay for cabs most nights to take us to the Old Town. So not sutitable for walking distance to towns especially with children. This also means you spend alot of money in taxis everynight. We went to one restaurants close to the hotel which was called "Restaurante O Manuel" was very nice food and friendly staff but didnt have much atmosphere. The supermarket was also a fair walk about 20 mins.

Overall I would recommend to people as long as it isnt A/I and if your willing to travel to other areas as theres not much in the town locally for entertainment or food. As the pool, beach location and room was good. However we dont think we will be returning as we prefer the Old Town area as its more lively on a night. The Rock Cafe - Live Music bar in the old town is brilliant!!

Overall, an excellent stay and good value for money for a 3* hotel.
We spent 10 days here on an All Inclusive basis arriving 17 September 2012, we had a large apartment with plenty of space,separate bedroom,bathroom, kitchen area and living room plus balcony in Block N.Fixtures and fittings a little basic but quite adequate with everything you need especially if on All Inclusive basis. The hotel comprises 15 separate 4 storey blocks of similar looking apartments.
The hotel is actually in Olhos De Agua which is a few miles from Albufeira involving a bus ride to town and even further to the more attractive and interesting old town. Too far to walk from hotel. Courtesy bus only takes you to a sister hotel in new town and old town is still a long walk away, too far for most people to walk.

There is a lovely beach nearby but a walk down 136 steps from hotel so not for the infirm but well worth the effort. Only problem is sunbeds on beach are operated by a different concession and very expensive.

We thought the food was well presented and of an excellent standard,good choice & quality. Including full English Breakfast,Continental etc and the only place i've stayed where Asti was available for Breakfast.Lunch and Evening Meal always included soup, salad bar,meat and pasta dish and free beer!
Staff all good,especially in the Restaurant and reception.

However, I do have a few criticisms which are as follows:
The Belavista Lounge Bar was closed throughout our stay and i believe had been all summer which meant we had to use the outdoor pool bar for evening and pre dinner drinks sitting on plastic chairs at plastic tables sometimes with sand and suntan lotion from previous occupants, also meant all drinks served in plastic cups. This was disappointing and not as advertised.
My bed was the hardest I have ever slept in and i found it uncomfortable although the mattress looked fairly new.
The Tv in our room was the old style and a small screen (looked 12 inch but i didnt measure it) which was wall mounted and when viewed from the seating area meant the picture was very small, also, only English channel that i could find was CNN News Channel.
In summary, an excellent package , very few faults, good value for money, remembering that you get what you pay for, open the inside bar and you have an excellent 3* hotel that i'm happy to recommend.

Positives:
Good size apartment with wonderful views. Gardens are tidily kept and plenty of superb restaurants within walking distance.

Negatives:
No toaster; no kettle, no oven, no microwave, 2 ring stove and two pans; that is your lot for self catering. Tried the on site Resaurant on our first night and food was appalling. Not hot and did not even look appetizing. Typical School Canteen and just as poor quality food. Too many stray cats roaming the complex. Pool dirty and surrounding area, whilst washed down every morning, the surface water drains into the pool. Water is tested each morning and chemicals added but no warnings that chemicals have been added. Consequently many arrive and jump straight in ignoring all poolside rules of showering before entry. 7.00am each morning the usual regime of placing towels on sunbeds to reserve and then departing for a couple of hours.

Definitely would not recommend this establishment as self catering as it is just not up to the facilities for such and there are better establishments with the S/C facilities close by and at a better price. I also cannot recommend A/I as the restaurant is diabolical.

Thank goodness we had a car and were able to get away to decent eateries and to find lovely deserted beaches within a 15 - 20 minute drive.
