Wonderful place to unwind and relax.Penny has created the most wonderful Italian garden over the years with wisteria and roses abounding a long side classic herbs and trees of Italy. The complex of restored houses sit beautifully in the garden, with wonderful views from the cottage terrace. Penny is very welcoming and knowledgeable about the local walking and eating as well as the best places to visit. Great break.

Room Tip: We preferred the separate cottage but all the apartments were beautifully furnished

If you need a place to wind down for a while, just wander around in the breathtakingly impressive and peaceful surroundings or if you prefer to lie down by the by the pool or on the terraces covered by climbing roses, Prato di Sotto is the right place for you - whether you come alone, with your mate or a bunch of friends. The cottages are all different and every one of them very cosy with a stunning view to the medieval Santa Giuliana village down in the valley. Judging by the last leg on the gravel country road leading to the site you might think that it is in the middle of nowhere. Yes, in a way it is, but if this is what "nowhere" means, not bad, not bad at all! And if you get tired of staying put it takes only about half an hour drive to reach several small towns with lots of historical attractions, good restaurants and shops.
And Penny, the lady of the house! Well, she´s quite a package!

I would like to point out that Rita last stayed here over 8 years ago, so is not currently informed of my prices, which are very competattive. All of my guests still continue to find Prato di Sotto to be a paradise and give me a high rating.

Having just spent just under a week in the cottage at Prato di Sotto, I am still ever so slightly miserable at being back in the UK, but very much still feeling the benefits of the most perfect week away in a stunning Umbrian cottage. Our requirements were fairly simple, but often hard to nail; an idyllic location, but near amenities, amazing views, peace and quiet, but with enough adventure nearby to say you'd experienced somewhere new. Prato di Sotto absolutely came up trumps. From Penny's first email we knew we'd made the right decision. Located far up an isolated track, the only thing higher than you is an occupied monastery. With uninterrupted and amazing views, the cottage is sublime. Full of everything you need, I slept unbelievably soundly all week.

Penny makes your experience that much better, through her immense knowledge of the area, and her effortless hospitality. The biggest challenge we faced all week was whether to cook in, making the most of the gorgeous local produce (porchetta, globe artichokes our particular favourites from the local market), or go out! A week is simply not enough to enjoy the tranquillity of the cottage, as well as the beauty and variety Umbria has to offer. Perugia, Assisi and Gubbio are all beautiful towns well worth a visit and within very easy reach. Although we only did a couple of nearby walks, they definitely made us feel less guilty about chilling on the terrace, and the views of Umbria were sensational. We got the feeling Penny can also recommend anything and everything you may want to do in the area, from restaurants, to day trips, the local enoteca, and much much more. We would absolutely love to come back in warmer weather and to see all of the things we didn't do this time around.
P.S. Penny's dogs are also the most fantastic company!

Prato di Sotto was a wonderful host to me twice last year, once with my family and once with business colleagues. These most tastefully refurbished and decorated houses with a pool are so secluded in the Umbrian hills and at the same right in the middle of it all: Perugia, Assisi, Florence, Rome. Penny Radford runs this place to the utmost satisfaction of her customers.

We had a lovely week here starting the 21st September 2013 for our honeymoon. Penny was the perfect host, very welcoming and informative and couldn't do enough to help out. We arrived too late to go to the shops but Penny made sure we had more than enough food to get started, a very generous lady. We stayed in the separate cottage which was very comfy and had an amazing view from the lounge window. I can't recommend staying here enough. While staying here, Nona Gelsa's (about a 10 minute drive away) is well worth a look, very tasty food!

We stayed in Prato di Sotto during the third week of August 2013.

Prato di Sotto has a fantastic location. It is quiet with unspoiled landscapes over the Umbrian hills. The dilemma in the morning is really to choose between relaxing by the pool or visiting Umbria (Orvieto, Assisi, Perugia, Gubbio…are all at reasonable distance).

We loved the furniture of La Capanna (the cottage), the antics, the rugs and more generally its charm! The size is perfect for two with a large bedroom + bathroom on the ground floor, a living room and the kitchen on the top floor – perfectly furnished and decorated with taste
Penny did everything to make our stay comfortable (not only the home made fig jam mentioned in another review but also the tomatoes from the garden and many other things) !

One week was really too short and we hope we’ll be able to come back.

Far enough down a white road to feel completely away from the world - forested valleys, no cars, and no planes overhead. Prato di Sotto is: uber tastefully decorated (lots of old wooden furniture, beautiful rugs, ancient wooden beams & tiles, unusual lamps...), comfortable (big sofas, crisp linen beds), and well equipped (kitchen with everything, maps, books, cushions, coolboxes...)
- The windy road is not a problem (we did it on a scooter).
- Penny is super helpful and friendly - felt like we were staying at a friend's home.
- Lovely pool at the top with views out across the umbrian hills
- Enough privacy in each house (didn't feel like other people were too close!)
- Great walks (up to a monastery at the top of the hill behind)
- Great day trips (highlight was Assissi, with beautiful ancient church, paintings, and magical woods high in the hills behind the town).

Thank you for a most wonderful last minute holiday from two fully restored people!
