We had a couple of nights here on the way to Chianti, it's quite roomy and well located. It was very cold when we arrived (unseasonably so) and there was no heat or heat available when we asked for it. A caring owner would have gone there beforehand and got some kind of heat going yet they were there waiting for us as late arrivals and did nothing about it.
We did get a small, fairly useless portable electric heater next day upon request and put it into our friends bedroom upstairs for their arrival next day. The next day the water was not running in the evening when our friends wanted to shower after their journey, apparently the water company were doing evening repairs and the owners had not been notified. The breakfast looked like a quick run to the 7-11 store, we did not bother.
So, fairly bad start, but in good weather it is probably good value if you accept the owners basic disinterest. My very good rating is based only on location, the deck and so on, and the assumption that the rooms are warm.
