We stayed at this property for 6 nights for the Tokyo leg of our family vacation. The location is excellent, being out-of-the-way enough to quietly shut down, but close enough to the Mita, Shibakoen, and Tamachi stations that you can get anywhere you want to go. Breakfast on-site for a family of four was VERY expensive. They had an excellent, expansive buffet of both Japanese and Western fare, which we only partook of twice - and stuffed ourselves. As an alternative, we found the neighborhood just southwest of the property (Shiba5) absolutely packed with fantastic small restaurants and several grocery stores. That neighborhood should be considered an amenity for the hotel. It made it so easy to come back from a day of sightseeing and simply go pick whatever looked delicious. There must be 60 or more small, traditional restaurants in the area. There was even a pizza place that did an excellent job. There is a 7-Eleven for your foreign debit card needs and a good-sized grocery store on Chome that was perfect for loading up on breakfast-in-the-room options. Anyway, the hotel was great. Clean. Quiet. And a great price for what we got relative to the other options. I would highly recommend this property. A totally safe bet that is very well placed. Enjoy.
