Does anyone have any suggestions for a bed and breakfast in the french quarter? maybe one that is within walking distance of everything..good location etc..

We stayed at The New Orleans Jazz Quarters B & B in Oct. Can't say enough good things about it. The location, the cottages, the wonderful breakfasts and the inn keepers. It was our first visit to NOLA and we're coming back in Jan and staying there again. Read the reviews on TA.

La Maison Marigny is on Bourbon near Esplanade Ave. Maison Dubois is one block over. B&W Courtyards is nearby and there are several other Marigny establishments within a few blocks. Try bbnola.com and search for "Marigny." As Terri mentioned, the Jazz Quarters in Treme gets good reviews as well. Ditto Monrose Row.
We have stayed at the Royal Street Courtyard in the Marigny and were very happy with it. Just curious, have you decided not to stay at Hotel Provincial? I enjoy the b&bs, but none of them are as conveniently located as the Provincial.
The above recomendations are for properties in Treme and Marigny, not in the French Quarter. However, many find B&Bs/guest houses/inns within Treme and Marigny to be in acceptable locations provided they are very close to the French Quarter.
B&Bs/guest houses/inns within the French Quarter would include Bon Maison Guest House, Royal Barracks Guest House, Biscuit Palace Guest House, Gentry House. Bourgoyne Guest House, and Victorian House. You can go to the TripAdvisor New Orleans Hotels listings, click on B&Bs and Inns, than choose neighborhood(s).

thank you everyone.. jlr... i was just exploring more options. We have reservations at the Provincial but was just curious about the B/B.. We usually stay at B/B's on vacation.
Petllovr we also love b&bs and have stayed in several in New Orleans. if this is your first visit to New Orleans i would recommend staying right in the Quarter. i am a fellow Illinoisian from Springfield area!
I echo the suggestion made by some others to refer to www.BBNOLA.com. Properties listed on this website are members of the Professional Innkeepers Association of New Orleans (PIANO) and as such are fully-licensed by the City of New Orleans. We have over 50 member properties with a total of over 200 unique rooms from which to choose.
Although only one of our members is physically located within the French Quarter, most New Orleans neighborhoods are historic in themselves and just a stone's throw from the French Quarter. It's very easy to get around town on foot, by bicycle, bus, streetcar or taxi.
Have a great trip and don't forget to explore New Orleans' other neighborhoods!
