family reunion housing

Looking for 3 homes on the beach somewhere up the oregon coast where we can have our family reuion. We need one home for 16 and one for 14. One more for about 10. They don't need to be new and we are willing to pay a decent price but we also want a decent clean place to stay that doesn't represent itself one way and end up being a lot different than advertised. How do you tell? We would like to be able to visit tide pools and spend a lot of time on the beach. Thanks for your time.
