2-4 weeks in Newport during July

We are a family of 4 with two young teenaged daughters looking for a quite but well located beach rental. We want to be very close to the beach but not subject to late night foot traffic or the party crowd. Girls will most likely spend most of the time in and around the ocean and beach. May split the time and do two weeks in San Diego area and two weeks in Newport. Specific streets or places to stay away from would be great. Budget around $ 3k per week.

As you can probably guess, July is a very popular month for beach rentals in Newport Beach and it may be difficult to avoid all late night foot traffic and party crowds. Many of the beach rentals are rented to large groups of people.

However, the locals have made a major effort in recent years to shut down the "party houses" in Newport Beach so summer evenings have become much more peaceful. There are several beach rentals shown in the TA Vacation Rentals link at the top of this page, VRBO.com has several, and there are some local real estate agents who also handle vacation rentals.

You should rent a house anywhere between 40th and 60th street in Newport, great location and quiet area

Another option might be, Newport Dunes, which actually has a resort on the Back Bay. They rent cottages suitable for 4 with all sorts of planned activities. Additionally, there is a very good restaurant on property, a 15 minute walk to shopping at Fashhion Island, or a 10 minute walk to Newport Harbor.

Newport Dunes is a nice option but for the OP, please note, it is on the Back Bay and not on the ocean. If your image is of staying close to a beach with waves, Newport Dunes is not that location.

I agree with Jennifer. I don't think of Newport Dunes as a "beach rental" as it is on a lagoon, not the ocean. But people with little children love it because it is not subject to ocean waves and safer for kids.

I think your teens would prefer to be near the ocean.
