Buying condo in Aldea Zama - real Zama

To all you locals in Tulum:

We are considering purchasing a condo in the real Zama development.

How would you locals consider this as a place to settle down permanently?

Is it far from the beach (by foot or by bike)?

Is it far from downtown Tulum (if there is such a thing as downtown, it all seems very spread out)?

Do you know when the whole construction process of Alda Zama will be finished?

Are there other areas you would rather recommend?

We purchased a condo at Real Zama and completion will happen in the next couple of months. Can't wait to see it in person!

I can't find any info on how to find a seller and buy from them directly. Does anyone have info as I would like to buy a penthouse in one of the next developments, Real Zama or Prana?

You can but a unit at Zama Village or Real Zama directly from the seller and developer Grupo Kaua and can contact them online thru their website. I purchased a unit at Zama Village using a broker and found the entire process to be transparent and easy to understand. Grupo Kaua was very professional and I have only positive things to say about them. On Jan 5th Zmam Village had one unit left and Real zama had 4 left. The rest are sold, conveyed ot under contract pending delivery in Feb. Phase 3 has started next to Real Zama and will be larger and a bigger scale. Prana is under constr and the land was clear two weeks ago. If you want a good contact to buy a unit send me a note and I will give you his info.

Just to clarify Bills post above. The newer complex is called Zama Gardens and it is actually a smaller complex of 18 units. Real Zama offered 24 units ( I believe) and Zama Village was larger.

I just purchased from Zama Garden.

hi...I am thinking about buying in Zama gardens is there a website I can look at? I am a US Citizen can i finance the property or does it have to be a cash purchase? Thanks for any help/insights Lisa

Hi Lisa, although I do think its possible to finance through a Mexican lender, I do not think the terms are favorable. You may want to line up finance from the usa like a home equity to make up any difference. You also don't have to pay all at once. They have few options where you pay a certain percent down and the rest at completion. Let me know if you have any questions.

I think to all of the people that can be interested there is many think to consider developers are not sharing with you ( I know this because I live down in Playa and spend tons of time with real state agents and developers).

This project will destroy the most beautiful beach left "semi virgin" who is a paradise for turtles that nest in this area and the eco-hotels established there for many years have been against big development who will destroy this home for this specie and many others.

2nd there are many under water caves in this zone, who still is uncertain and unknown how many underground caves are in this area and if it will be safe to construct house developments like this. I would be very concern if the developers will be "a mexican firm".

There are some cases in playa del carmen of developments sinking who were sold to foreigners and know they are facing loosing their investment because it is not safe to live in this development I forgot the name but will get back to you with this info.

For those who want to get more info about this underwater caves who a known diver who has made documentaries fo national geographic called Sam Meacham and his team are exploring and mapping the longest underwater cave system in the world on the Yucatan peninsula and a big part of this underwater caves are under tulum.

So to all I would say beware of all the risks of buying anything in Aldea Zama or Tulum

Even the Mexican goverment is not aware of what is underground in Tulum and the enviromental impact this will cause and they are allowing this project!!!! And like the Mexican goverment, the real state agents all they want is your money and NO ONE is talking about the issues laying underneath.

Do research before you get yourself into something you can regret later.
