Bldg. 12 is the closest to the beach.

We stayed in Bldg 32 three years ago on the third floor. It's at the south end of the Tulum complex and farthest away from the the Tulum lobby.....BUT......

It's the closest to the beach and we had great views of the water.

It's also closest to the Akumal side and we preferred the pools on that side. Better layout, more chairs in shaded areas and close to Akumal lobby bathrooms.

We ended up staying at Akumal the next year.

If you can, ask for a room the Akumal side. All of the rooms are larger Jr. suites and slightly newer.

Villa 12 is closest to the beach and beach bar, but I would still recommend Villa 14, 15 or 16, third floor, king size bed, not right on the main pathways (which can get a little active) and the rooms are all oceanview as well. Villa 12 is the most popular Villa for children etc. though.
