This restaurant is one of the best I've eaten at. The service is awesome and the cozy environment is one of a kind. The best thing about this place is the food! Make sure you get the steak; its the best I've ever had.

My wife and I enjoyed our meals here. We shared the smoked fish appetizer as one of our courses and it was phenomenal especially the smoked bay scallops. I had the NY strip which was perfectly prepared as was my wife's duck. Service was extremely pleasant and efficient with great wine recommendations.

We ate in the bar. The bartender made our night so memorable. Truly a gem! He is part-time and leaving Berkeley Springs soon to reside in Morgantown. Damian, the owner came in and we talked. He is also the chef! The service, conversation, food were superb! We had a wonderful evening.

My husband and I were spending the weekend in Berkeley Springs and decided to check out this restaurant. It is a lovely old house on a hill off the main road through the town. We walked from our B&B and I am glad I wore flats because of the hill climb. Other than that - our server was the best,... More

The people are so friendly that not being able to provide a higher rating pains me: 1. I like converted homes, but the problem with this establishment is the noise factor--simple laughter from tables 20 feet away makes listening to someone directly across from you miserable. 2. The shared appetizer of what is billed as mushrooms and special potatoes is... More

My wife and I had a very good dinner here. The restaurant is in an old house somewhat removed from the busier part of Berkeley Springs, with seating inside or on the porch. We found the service to be excellent. We started with two specials: asparagus soup, which was very good, and oyster mushrooms, which were excellent. I had the... More

I had my choice of any restaurant for my birthday and choosing Lot 12 was a no-brainer! This jewel of culinary delight is nestled in the tiny town of Berkeley Springs, surrounded by lush green hills, spas, and small town charm. There's really no bad choices from this hand crafted menu but I'd highly recommend the sea scallops! I could... More

The crab dip is very tasty and perfect to share. I had the tilefish and it was wonderfully seasoned. The mint garnish comes straight from the garden. Everything was fresh and delighted my palette.

We travel quite a bit & are especially excited to discover high quality in unexpected places. Lot 12 has many of the attributes of a fine dining restaurant you would find in a large metro area but is in a small, historic spa town. Food was excellent to very good. Flavorful & beautiful presentation. Hanger steak was tender & delicious.... More

We love eating here. The food is always high quality with seasonal variation. Service is pleasant and knowledgable. Thee dinners would be very expensive in a city and out here are a real steal.
