These are the best cheesesteaks I have had outside of Philadelphia! We always order the mushroom steak with whiz and have yet to be disappointed. I will come here whenever I have a craving for a real cheesesteak!

The good reviews of this place must be phony. Their best sandwich is terrible. The atmosphere couldn't be less appealing. Feel free to sit down on the dirty picnic tables and enjoy the ambiance of the food left by the previous eaters. This is an old hole in the wall that deserves no customers. I am surprised it is still... More

I have searched for a place like Philly Frank's since I moved from Maynard, Mass where I had my first cheesesteak. I had given up hope of ever finding the mouthwatering sandwich again until a co-worker took me here. When he first told me about the place I didn't get my hopes up. I'd been repeatedly disappointed before in many... More

My wife, daughter have been going to Philly Franks for about 10 years...As native Philadelphians transplanted to Southern California, we had given up the hope of ever finding a restaurant with authentic cheesesteaks...and then we came to Philly Franks in San Marcos. They have their rolls shipped in from Philadelphia, and they know how to slice beef to make an... More

Very much wishing I could give Frank's 5*... it's 2 blocks from my place. Honestly, I liked it, but it's lacking in my opinion (wish I could give it 3.5*, but rounding up, which would make my elementary school teachers proud).... and it's not so much the flavors, it's the polish. You should know now that I'm not an expert... More

I feel unqualified to write this. I've don"t live on the East Coast. I don't really care for Philadelphia. The cheese steaks here are awesome. Located in a little strip mall. Just go. Get it with onions and hot peppers. One sandwich is likely big enough for two.

Excellent for what it's supposed to be. At some point we will go back for another fix. Perfect East Coast Philly Cheese Steak on the right kind of bread just like a street fair, or local restaurant, back home. Of course this is not the most healthful meal, however, we do now know where to get one when the need... More
