"I had room 159 which is on the top (4th) floor. It was a sparkling-clean basic room with a queen size bed. It could have used a bit more furniture, but it was comfortable. There is a shared balcony accessed from a door in the hall (not directly from the room). The windows

Good hot water (solar) is better in the afternoon. If you shower in the morning, the water is just tepid. The room had a flat screen TV with 10 channels including Sky News in English. The lighting is not that great for reading in bed so a headlamp is useful.
There is a friendly and helpful breakfast and reception staff. You can ask for their map of the surrounding area. It has directions to the (excellent) Golden Banyon Restaurant which is 3 blocks away.
For breakfast you are asked if you want eggs. Toast, fruit, juice are
brought and nescafe in on the table.

During my stay (during Thingyan, April 2013), double occupancy was US$60/night, including a basic American breakfast, A/C, flat screen TV, private bath, and Wi-Fi. Laundry service and other amenities available on-site. Centrally located.
Keng Tung is great BTW, they don't get a ton of tourists and were amazingly friendly and welcoming - especially during Thingyan, and I much preferred the old-style Thingyan of Keng Tung to the more rave-like, power hose Thingyan of Yangon.
At time of visit, you could do day-treks around Keng Tung but were not allowed to stay overnight in the villages, and not allowed to travel into or our of Keng Tung except by air....
