Referring to a stay in November for nearby birthday celebrations. The B&B sits between the scenic Tarka trail and old road between pretty coastal village of Instow and Fremington .. as other reviews confirm, welcome is warm and inviting, rooms extremely comfortable, with tasty home-cooked breakfasts to set you up for the day. This was like my 10th accomodation along the South West Coast path and after reading the TA reviews I expected a bit more. Absolutely brilliant place. Friendly and welcoming with clean comfortable rooms. Our room was cosy and warm with a four poster bed and en suite. My husband and I stayed at Lower Yelland Farm in July on the recommendation of a boat owner from Instow. We are really pleased that we took his advice as we couldn't have chosen any better. Well what can I say... When I called to make my reservation, not quite knowing what time we were going to arrive, I was told that a key to our room would be left for us even though check in is 4pm. we had such a good time and the best nights sleep in a long while due to your comfortable beds. The only thing that got us out of bed was the thought of the delicious breakfast – can still remember the taste of the blueberry jam.

We recently spent one night at Lower Yelland, during a walk, and we were delighted with the charming old farmhouse, and by the warm welcome that Peter gave us. We spent 4 nights (with three young children), in two adiacent rooms. The rooms were spotless, breakfast excellent (we had no problem with sharing tables, on the contrary) and the owner very friendly. The children got to feed the chickens every morning with the remains of breakfast and the owner's daughter even took them on a short ride on horse-back... More
