Down from Scotland for a 40th birthday party at Padiham FC so handily placed. Nice room with really comfy bed, excellent 10-item breakfast and really friendly welcome. What more can you ask for? Top marks!

Just had my 2nd stay in this hotel,its warm,spotless,lovely owners,excellent breakfast.Wouldnt stay anywhere else when i go back to burnley.For £35 a night its great value for money.Nothing is too much trouble for the lady who owns it.Cant recommend it high enough.

Stayed here a few times now as we have friends in the area who havn't the room to "put us up" when we come to visit. Lovely rooms - airy , spacious and tastefully decorated . Stayed here for work, was very pleasantly surprised by the high standards of decor and cleanliness. Breakfast was lovely, and the owners made my brief stay an absolute joy. Not much more to add, really. Would highly recommend.
