I have rated this hotel generally high because my stay was quite satisfactory after initial difficulty. The room I was given on arrival was a depressing little box. The rooms are clean with air conditioning and hot water and the lobby is spacious and comfortable. The staff were very friendly and genuinely seemed to care about my needs. I cannot compare to any other hotels in the area, but this place was well worth the 450 baht/night.

For some, that statement may be a bit over the top. However, if one is staying in a regional capital city in Thailand for 450 baht per room, does one normally expect (1) an old place, (2) low-grade components, (3) lack of maintenance, (4) an old, noisy, and marginally functional aircon unit and plumbing, (5) perhaps no fridge, (6) certainly... The rooms are small and facilities are old (it took the air-conditioning a very long time to cool down the room), but few hotels have as much character as it does and the price is very fair for what you get. And the location is great for people exploring the city on bike, or foot.

We stayed here as a stopover on the trip from Bangkok to Pakse and found the hotel to be pretty ordinary. We had a windowless room which didn't help but it was large and reasonably well equipped. I always recommend this place to my friends because it is in a central location to the night market, river walk, and several temples, but then I stayed there...the key I was given didn't open the door, the WiFi didn't work, the TV had only a couple of English channels, and the bedside lamps were not working. The rooms were clean, the walls are thick concrete (so it's quiet), the price is great, and it's right in the centre of town. When I visted Ubon a second time, I came straight here without hesitation.

Problem checking in. Very small rooms. In need of a total overhaul. Only good for overnight stay. Air con sad as not very cooling. Some rooms do not even have a window. Only thing going for it is it is clean. Overall I would not recommend to any friends or even enemies.
