The Spring Seasons is a very charming, lovely Newport RI B&B. We stayed in the Victoria Room. Immaculately clean. Comfy bed and tasty homecooked breakfasts. Our hostess Susan was friendly and helpful providing information on where to eat and what to see. Conveniently located near shops and waterfront. Will definitely stay here again!

My fiance found this B&B and out did not disappoint. It is just blocks from restaurants, shops and waterfront. Susan was very friendly, equipped us with menus and local knowledge to improve our short stay. We were in the room on the third floor. It is such a great space! This was our first visit to Newport. What a great place to start! The location was perfect. Close to shops, restaurants and the mansions and cliff walk. We learned our way around quickly. We really loved our room. The decoration was elegant and cultured, and the bed was so, so comfortable. From beginning to end this was a delightful weekend in Rhode Island. Susan provides delightful service, makes a delicious breakfast and has superb tea recommendations. The area is supremely convenient to the cliff walk and the downtown restaurant scene. I look forward to coming back.

Susan & Bill were exceptional hosts. Outstanding property with the absolutely perfect location for exploring Newport. Despite older Victorian, the bathroom was spacious and room remained toasty despite raging blizzard. I really appreciated Susan's flexibility on breakfast timing which was extremely helpful for me. Small Newport Gem!

The Spring Seasons Inn & Tea Room exceeded even my most optimistic expectations for lodging in Newport, RI. My wife and I were in Newport, R.I., in October 2014. And once again, we stayed at the Spring Seasons Inn and Tea Room. It is owned by a wonderful couple, Bill and Susan Farrell. The inn was centrally located. For the most part (minus getting to the mansion tours), we were able to walk everywhere. Susan and Bill (the owners) were extremely responsive to all email questions ahead of time and extremely helpful once we arrived.
