Great rates, great atmosphere. Personable staff, great hospitality. Updated Victorian within walking distance to all local restaurants! The breakfast buffet was amazing! The Inn is a cozy Victorian that has some updated but keeps to the character of Newport and it's history! Definitely will try to stay again!!!

Although we're a little late, we didn't want to not acknowledge the wonderful time we had at the Spring St Inn last June (2013). The weekend was perfect. Pat treated us to a fantastic history lesson on Newport, a tremendously tasty breakfast and simply one of the nicest B & B rooms that we have been in. We had a wonderful time at the Spring Street Inn. The Inn is centrally located, the rooms were confortable and roomy, very clean, and the breakfast served by Innkeeper Pat was delicious. Staying here made our trip to Newport even more memorable!

My best friend and I spent "Halloween Weekend" at the Spring Street Inn. The Innkeeper Pat is charming, warm, and an outstanding "chef de petit-dejeuner"! We were there Oct. 17th 2013. We were delighted with our warm accommodations and Pat's knack for sensing our every need. The breakfast!!!! You must be a guest to appreciate the delicious culinary experience!!! Thanks, Pat! Highly recommend!

My husband and I spent one night at the Inn and enjoyed our stay very much! Pat, the innkeeper, was very friendly, and very knowledgable about the area. The chocolate chip cookies were awesome, and the breakfast was much more than we could ever have expected!! One of the best omelets ever!! We would certainly recommend staying here to anyone!!

We stayed two nights in the Sakonnet Room. All we can say is that this B&B was fantastic. The complaint by another guest that the Sakonnet Room is too small is ridiculous!
