We arrived in Newport for just one night and had a lovely stay in spring street inn. We checked in at 4pm having had lunch in town in brick alley. Phil greeted us and offered us fresh cake and tea. I’m not sure where to start with this review. Per the reservation confirmation check-in time is 2pm. We arrived about 2:30pm to be told the room would be ready in 1 hour to 1 & ½ hours. But our key was on the dining room table and we could take it if we want…that was the extent of the check... More

A wonderful little inn! Ideal location in the heart of Newport, very clean, great staff, charming décor. Home cooked breakfast provided every morning, included in cost of stay, as well as fresh baked goodies provided each evening. The parking lot is a bit of a tight squeeze, but we were able to find a spot every time.

Great little guest house - nice and clean, friendly staff and great location. Less 'chintzy' than other inns in Newport (a good thing as far as I'm concerned!) Great breakfast, comfy bed. Not cheap but nothing in Newport is...

Had a great stay at Spring Street Inn. The location was convent so that we could walk around town and leave the car at the inn. The street that it is on is quiet at night, so that was a huge plus. The breakfast was fantastic! The staff was very friendly.

Stayed here in May with friends while visiting Newport. Location was good, we walked to many attractions. This is especially important in the high season when traffic clogs the roads. My boyfriend and I had our getaway weekend- our first time in Newport. This bed & breakfast is very cute,clean, and staff is super friendly. The location is right downtown- walking distance to everything but the cliff walk and mansions. Beautiful- would absolutly come back.

This little inn is well situated in a street parallel to the main shopping area and also parallel to the mansions street. Flowers and pot plants everywhere, as well as magazines and books available for guests - even a table chess set - give a warm welcome. The inn is just one street away from all the action, breakfast was wonderful and creative each morning. Phil is a wonderful host who cares that his guests a happy. Most everything in the area is in walking distance. Walking the neighborhood give you a good idea that Newport is more than sailing and mansions.

The Spring Street Inn is cozy. Staff were friendly and welcoming. They will charge your credit card a week before your arrival. My husband enjoyed the breakfast. Good location. Parking is tight but available.
