I will say that the mattress wasn't the best- it sagged so much that we put it on the floor. The innkeeper wasn't thrilled about that, but didn't interfere. Yes,I was unhappy about your dilemma but agreed to your temporary solution.Glad that you enjoyed your third floor room.We have replaced several of our mattresses since the time of your stay almost a year ago. Spent one night here, as location was very convenient (walking distance) to Brown. I really enjoyed it. It might not be the fanciest B&B I've ever seen, but it is definitely one of the most welcoming, so that's why I am rating it four bubbles--three for accommodation (hallways could use bit of a refresh), five for staff & welcoming atmosphere.... On the New England college tour circuit. The rooms wre beautiful, clean, firm matresses, wonderful shower pressure. The staff was very kind and helpful. Breakfasts were amazing as were the freshly baked cookies always available. Kudos for making our starting point on this trip such a welcoming event.

Stayed just one night packing up my recently graduated daughter from Brown. Very convenient location. Room was comfortable but a bit shabby. Breakfast was good, service too. Not the most fancy or elegant, but good address for a visit to Brown or RISD. Off street parking a plus.

My friend and I went to Providence for a girl's weekend. We loved the Old Court and would stay here again in a heartbeat. I found the Old Court B&B on Tripadvisor and I'm so glad I did. My daughter was visiting Brown, and the Old Court is within walking distance. I would like to live here. It does feel like someone's grandmother's house, all the old wallpaper, the antique furniture a little weathered, so comfortable and clean. It's convenient to Brown and downtown, there are always cookies when you come in, and Max is an amazingly friendly and yet not overbearing host. The breakfasts are fine and cooked to order.... More

My husband and I stayed here for his birthday for a special weekend getaway. We both like B&B's however we would not stay here again… We were both delighted by the location, situated in the College Hill neighborhood. Walkability to downtown and restaurants was perfect. A near-perfect antique B&B without antique schmaltz, run by the unpretentious host Max.
