A decent choice for Estes Park. Pros: close to town, there are trees, paved roads, very clean bathrooms, cement pads at each site, quiet (no young partiers). Arrived after hours. Was immensely disappointed. Granted it was dark and had rained a few hours earlier. So, we set up camp and spent the night thinking the place will look better in the morning. Very nice, quiet, friendly park. The sites aren't super large, but I've had a lot worse. The sites are large enough that you can get some privacy and there is nice, green grass in between the spaces. We just returned from a three-day stay and only have good things to say about this campground. The young lady who greeted us in the office could not have been nicer, and certainly made us feel welcome. Our camping spot was by the cess pool stream in the back. Gross. The camping spots were too close together. The drain for the sewer hose was broken. Area to walk dogs was not maintained. Trash cans completely full. The bathroom had no toilet pape, which unfortunately I discovered while using the toilet. The paper towels were out as well.... More

Beautiful location. Elk and deer everywhere. Nice flowing river. Beautiful mountain views. Trout fishing nearby. Close to the city for restaurants if wanted. Even tho weather wasnt the best the location was perfect.

No place is absolutely perfect, but Manor RV is closer than most. A few minor negatives first. The sites are on the small side, but not terrible. You are absolutely correct, this RV park has been around for 40-50 years and the sites were build to accommodate much smaller RV's. if you want to see and hear elk during the fall rut this is the place for you. Less that 2 miles from the RMNP entrance and in close proximity to downtown and restaurants. Friendly staff, clean facilities and campground. Would definitely stay there again!
