This place is a gem. The staff is very nice and helpful. It is a beautiful old house that is skillfully transformed into a B &B. It feels like a step back in time. The breakfast is wonderful. The staff is very accommodating and was able to make gluten-free food without hesitation for my husband. Great location.

We had a two night stay here arriving at 10pm to meet David who showed us around the beautiful downstairs area, including use of the hotel computers and maps of the area and a sitting room off the main entrance. This b&b was fantastic for a stay near downtown Seattle. Rooms are clean and charming. I stayed in the smallest room (Sapphire), which is actually larger than it appears in the photos. Comfortable, clean, charming, great location & super breakfasts. The cook was very helpful with local information, and customized breakfasts for dietary preferances. needed to stay in the Capitol Hill area and found the 11th Ave Inn. Besides their traditional B&B rooms, they have a couple 'self-contained' apartments...Bunker 11 and Barn 11. We stayed here for several days in March. It was our first trip to Seattle. We were welcomed immediately, helped to our room, and made feel right at home. Organised efficient loverly dinning room and house .lodge in the garden was also excellent. was given a list of eating places nearby very useful. Starbucks New Roasterie with a visit . Easy walk to shops
