A really nice old Hawaiian type of hotel. Unfortunately, Diamond Resorts is taking over this hotel. They are going to refurbish so be sure that you know what kind of noise you will have to endure. We read some negative reviews about the bathrooms being old....total rubbish. Ok maybe they're not the most modern resort, but really, who cares! this place has sooooo much atmosphere! Even in a partial ocean view room we had a marvelous view. The crashing of the waves were so relaxing. The Room was modest but large and clean. A great location as it is a very short walk to many restaurants and shops. A perfect view of the sunset from the gorgeous Mai Tai bar.

Stayed 4 days. Room is a little dated. The staff, food, and location great! The grounds exceptional. If you can't see the Forrest for the trees, don't stay here. I'm sitting here watching and hearing waves crashing against the rocks 20 feet below me. I'm totally satisfied, and recommend.

Classic hotel in downtown Kona. Our room with two double beds was comfortable and clean. Loved that even with sliding glass doors closed, we could hear the waves. Sorry, but the whole place, most of the staff included, seems to just droop at the shoulders. We stayed there three nights, oceanfront room (worth the extra, by the way). We just returned from our 2nd stay at the Royal Kona. The staff was again awesome from check-in to checkout. . Our room was in the Bay Tower, newly remodeled and comfy. Booking through Diamond Resorts Intl, I expected "resort" quality. I was sorely disappointed. Rooms are in need of renovation. Rooms contain bare minimum: 2 tiny bath towels, adequate bed (but old and tired), dresser, glass table w/ 2 worn chairs. Drawers on dresser near impossible to open and close. Same with patio doors.
