Very old. Paint peeling. Tvs hard to see. Odor. Stained carpet. Broken box springs. The list goes on. Spa was not accessible as they told me it was walk in, but when tried to do so, said they were booked weeks ahead. Disappointed

However, this time the rooms were dirty including some of the bed linen, and the carpet; the telephones in the rooms were not operable; I had an ironing board but no iron; there was a odor in the rooms and halls that was not pleasant- it smelled... We no longer keep irons in the rooms since a number of guests have left them on (placed on the carpet) and caused burns. This hotel needs to be closed by the Arkansas Health Department! This dingy hotel is insufficient on every level. Filthy carpet with torn patches everywhere. There is a note in every room that states if the guest wishes to use his towels more than once please feel free to do so. The rooms aren't fancy, but they are clean and comfortable. The room was worn and a little outdated like the rest of the hotels in downtown Hot Springs, but clean and the staff was friendly. I enjoyed the balcony views, and the rooftop pool and sitting area was nice as well.

Hot Springs desperately needs a great downtown hotel. This is not it. I will give it points for good air conditioning, good darkening drapes, and cleanliness. Here in the historic district you may not find the bright lights of the big city. Absolutely loved this hotel! We arrived late and with an unexpected pet, the staff was very friendly and accommodating. The room was clean and large with a balcony overlooking the city. Location is great. Staff is helpful. Hotel built in the 60s. Needs some updating. TV did not work, and was fixed next day. Provided refrigerator and microwave upon request. Slow WIFI. Restaurant is closed.
