The location is good although some distance from the main area in Kep but it is close to the crab market. The hotel is in two block. Stayed here late 2013 with my partner. Best things first...The guesthouse was conveniently located with the Crab markets only being a 5 minute walk. Location was FANTASTIC. So close to the crab market, and is right by the water! The room was lovely.. the building we were in was quite new. Is how I came upon this place. And what a find! The rooms are big and clean with wifi and next to the beach you can't ask for much more than that. The price was good too, and the sunset was magic. The restaurant was very basic so I ate at the crab market. Nice fresh fish.

First, I totally agree with the most recent comments. They start construction here at 7am so forget trying to sleep in past then. We chose it because of the proximity to the water however this was a bad move because all the construction workers take over the area when the finish working at 11am. My room at Seaside Guesthouse was very basic and not overly aesthetically pleasing, but functional.
