1st, the rooms are TINY! If that is something that bothers you, stay away. If you like cleanliness, perfect location for the price, great price (speaking of price), and a helpful staff, stay here. Great location for East Village and Little Italy/China Town. No breakfast but Katz deli and Clinton st Bakery just around the corner. Yes rooms are little but so they are elsewhere in Manhattan. For me firm bed mattress suited perfectly, and even my room faced busy East Houston Street it was quiet enough.

My wife, our small daughter and I stayed here four nights and had mixed feelings about the place. We spent valentines weekend here and it was very nice. The location was perfect for walking although it was bitterly cold so we also used subway and cab.
